SUBJECT: ACCEPTING GRANT DEED FOR BUS TURNOUT
AREAS ON LAMPSON AVENUE
SUMMARY OF REQUEST:
The proposed City Council Action will adopt the attached Resolution accepting the
public improvements and Grant Deed of Real Property road right -of -way from the Bixby
Ranch Company for three (3) bus turnout areas on Lampson Ave. completed as part of
the Old Ranch Country Club and Old Ranch Town Center developments.
BACKGROUND:
The three (3) bus turnouts, which are located on the northerly side of Lampson Ave. at Old
Ranch Plaza, at Basswood St., and at Candleberry Ave., were required as part of the traffic
mitigation for the Bixby Ranch Company developments of the Old Ranch Country Club
and Old Ranch Town Center.
The bus turnout improvements have been completed to the satisfaction of the City
Engineer, however in order to accommodate the widened turnout areas additional road
right -of -way on the northerly side of Lampson Ave. is needed from the Bixby Ranch
Company.
The Bixby Ranch Company has provided the attached Grant Deed offering the needed
public road right -of -way to the City of Seal Beach.
Additionally attached is the "City Engineer's Certification of Completion of
Improvements and Recommendation to Accept Grant Deed" for the bus turnouts.
FISCAL IMPACT:

Minor impact for costs related to the maintenance of the widened bus turnout roadway
areas.

RECOMMENDATION:
Upon motion of the consent calendar, it is recommended that the City Council adopt the
attached resolution Accepting the Improvements and Grant Deed.
