Company History As the founder of the largest privately held building services provider in the United States, Angelo Boschetto was the embodiment of the American dream. Angelo worked a sales job by day before a nighttime janitorial job in San Francisco's North Beach District and changed the local landscape forever. Angelo sow the potential for a broad-based janitorial business, saved enough money to buy a company consisting of three employees, and devised a plan for expansion, all the while meticulously holding on to four cherished locals: family-owned, integrity -driven, community-locused and customer -friendly. Able Window Cleaning was founded in 1926 and then became Able Building Maintenance in 1951 when the Boschetlo family purchased it. Today the company that Angelo purchased has expanded nationwide. Under the leadership of Able Services' Paul Boschetlo, our staff remains dedicated to the principles of its founder. Our commitment to all Able customers — that every job must be performed with the highest degree of professionalism every day —has established us as a leading national provider of janitorial and engineering services. Our hard work, dedication and personalized service stems from ft family-owned roots from which we began. We are also available to service all of your property needs nationwide, offering you a single, reliable and bundled source to service your entire portfolio. Able is horizontally managed, which makes access to management a simple task and decision making immediate. Able is also privately owned, which reduces the complicated corporate strucfure and significant overhead of other firms. Because of our expertise, we have been called on by many owners and managers, to look at ways to reduce their cleaning costs without compromising the quality of work. We havo developed various "Scopes of Work" tailored to each client's needs. At Able we believe in the development of long term, beneficial partnerships with our clients and by providing expertise regarding "Scopes of Work" we have established a proven track record. Our Relationship with the Union Able Building Maintenance has had a long and beneficial relationship with the Union. Currently in Southern California we employ approximately 1500 Union employees. Many of our managers work daily at strengthening an already great relationship with union contacts. Our managers have been very proactive at resolving problems when they occur. By being proactive, we have avoided many unnecessary issues which have saved Able, our clients and the union a great deal of time. It is this mutual respect that the Union and Able share which gives us a significant advantage over our competition. Able Management has played significant roles in negotiating past and current agreements with the Union. We hold quarterly labor/management meetings to discuss current cases. Training is a critical component for our management team and the union. For example, we hold training meetings with our Foremen on issues such as harassment. We make every attempt to resolve any cases so that they do not lead to arbitration, One of our strengths has been to negotiate union contracts and we have done this with various unions on many different occasions throughout the years. r < / Abb troidinq Mcllnlenonce Proposal—Thu Glly of Seal 6sndr 15 D. The Managemenl Reporting Advantage Because effeclive, timely, "real lime" communication is vitally important to the facility services industry, Able Building Maintenance created an industry -specific Internet -based software application — Janitorial Management System, or JMS. This work order system has many capabilities and empowers our customers to track everything relative to their cleaning program. Work orders lor additional tasks — such as carpet cleaning specific to a suite in a building— can now be generated in a matter of seconds and tracked through completlon. Some of the many advantages of our JMS application are: • Information retrieved is stored in a secure data base. • The software is user friendly. • Reduces extraneous paper circulated between companies. • Eliminates the problem of customers not knowing whether we received their request. • Gives customers real time access to their data 24/7. • Customers have an "at a glance" view of all activity within the application. • Gives customers the ability to run reports within the JMS databuse regarding their account. • All that is required is the Internet - no software needs to be purchased. • Gives customers the ability to make real time work orders regarding a variety of services. • Allows customers a real time Quality Control check as to view the projects cleaning results. • Allows for various OC reports for various departments. This application Is provided at no addRtonal charge and Is optional. Internal Audits Performing Service at an Acceptable Level Every Supervisor, Project Manager and Executive knows that one of the most important roles we play is in keeping our customers facilities clean. We are kept informed regarding cleanliness levels by doing internal inspections/ audits. Our people conduct both regular and surprise inspections/audits to guarantee that we are meeting the customer requirements as set forth in their scope. All Supervlsors, Project Managers and Executives have been trained on our process regarding inspections and knows what to look tor. Even in the Interview process for this level of management, we begin the training process by having the individual inspect the office/building where the interview is laking place to gel a sense if we think this individual is quality driven. Once these internal inspections/audits are completed, we then benchmark against collected data of similar typo factilies. This provides important feedback to our managers and most know right a way if an area is at a substandard level. These inspections/audits can take place daily, weekly, or monthly. Proactively we try and tum these below level areas around quickly so they never affect our customers. This may require better communication, some individual one on one training or the delivery of a new cleaning tool but most importantly the cleaner and supervisor must understand that the level currently is unacceptable and that a quick resolution must take place. Secondly, we purposely have a second set of eyes through our safety department. They will conduct safety inspecllons and can alert managers if cleaners are -not wearing the proper PPE, or the level of organization and cleanliness In their storage closets does not meet out standard. The reason for this is that we can then reconvene as a group and discuss the strengths and weakness of the candidate, would he/she fit into our culture anddo'fhey fit Ike role? We have about a 30 minute process which includes somewhere) between 50`to100 random questions. With engaging candidates, we normally, get through 10 to 20 of The questions. Two of the following: The Project Manager, Supervisor, District Manager or Vice President interview the candidate. We try and interview them in their chosen language io improve the communication process. The interview deals with questions regarding work history and experience, We also spend some time detailing who our company is, what we are about and the expectations we have regarding the position. We want to make clear to them that at Able we hold people to a higher level of standards then [hey have probably had with previous contractors. We make sure we spend time explaining the importance our client relationship and that once they become part of the team they become part of our customers team! While this process is lees formal it is just as important because we try and instill to them that when and if we hire them they will be representing our name, and the spirit of Able. Once approved by the committee they go through the process of filling out an application and HR runs a thorough background check. A now hire packet is available upon request. Background Investigation We have the ability to conduct a variety of different type background checks. We use a third party firm specializing in this service to conduct these investigations. At a minimum Able will perform a work history and reference check on all new hires. Able will implement the customers policy when applicable. Corrective Action Procedures l) If an incident or action not acceptable is repeated, we serve the cleaner with a documented verbal warning. This is done in a formalized sit down meeting. This meeting is conducted by the Project Manager and the District Manager for the area. Ninety percent of the time a documented verbal warning resolves the issue. 2) If this issue continues to occur the District Manager, along with the Vice President of Operations, Issues a written warning to the cleaner. This warning explains the problem and what he/she needs to do to correct the problem in a timely fashion. Rarely, do we get to this point as documented verbal warnings seem to be the end of most problems.
