Variance 98-4 Address: Applicant: Property Owner: 118 12th Street Mary and Nicholas La Forte Mary La Forte Request: Approval of a Variance to allow a previously existing non-confonning single family residence at 118 12th Street to be replaced by a new structure with the previously existing non-confonning setbacks. The property was non-confonning due to inadequate side and rear setbacks of a previously existing detached garage and inadequate side yard setbacks on the north side of the previously existing dwelling. The proposal includes the addition of 136 square feet to the first floor and a new 1,098 square foot second floor. . The Planning Commission had previously approved Conditional Use Pennit 98-7, pennitting certain additions to the non-confonning structure described above. Further evaluation of the existing structure indicated it was not possible to add to the existing strudure and it has been demolished.
