RESOLUTION NUMBER

A RESOLUTION OF THE REDEVELOPMENT AGENCY OF
THE CITY OF SEAL BEACH FINDING THE PROPOSED
MODIFICATIONS TO THE REDEVELOPMENT OF THE
3.5 ACRE EDISON TRIANGLE SITE ARCHITECTURALLY
CONSISTENT WITH THE REDEVELOPMENT AGENCY PLAN.
THE REDEVELOPMENT AGENCY OF THE CITY OF SEAL BEACH DOES HEREBY RESOLVE:

WHEREAS, An application was duly filed by James R. Watson, 101 Main
Street, Suite A, Seal Beach for architectural review of
development plans for a portion of the Edison triangle
redevelopment; and
WHEREAS, the property is described as a 3.5+ acre parcel of land
bounded by Pacific Coast Highway, ~arina Drive and Fifth
Street, commonly known as the Edison triangle; and
WHEREAS, the proposal is to replace the proposed lumber yard-home
improvement center use with two 2-story office buildings
of 17,800 sq. ft. in area without deleting approval of the
lumber yard-home improvement center use; and
the property lies within the boundaries of the Redevelopment
Agency; and
the Planning Commission has reviewed the architectural theme
for the center and the proposed changes and have approved
the theme; and
all development within the Redevelopment Agency must receive
an architectural review by the Redevelopment Agency; and
the Redevelopment Agency makes the following findings
regarding the architecture of the development:
1. The project includes extensive landscaping.
2. The development meets all the minimum requirements
of the Agency Plan.
3. The architecture of the buildings will follow one
overall theme.

4. The overall development is consistent with the goals
of the Agency and the Agency Plan.
5. The development substantially upgrades the property
and removes a blighted condition.
6. A park has been dedicated to the City.
NOW, THEREFORE, BE IT RESOLVED that the Redevelopment Agency of the
City of Seal Beach does hereby approve the office use without
deleting the approval for the lumber yard-home improvement center.
BE IT FURTHER RESOLVED that the Redevelopment Agency does hereby
approve the architectural design of the office complex as being
compatible with the Agency Plan.
