RESOLUTION NO. 77-1/ A RESOLUTION OF THE REDEVELOPMENT AGENCY OF THE CITY OF SEAL BEACH FINDING UNCLASSIFIED USE PERMIT UUP-1-77 AND PLANNED UNIT DEVELOPMENT PUD-2-77 ARCHITECTURALLY CONSISTENT WITH THE REDEVELOPMENT AGENCY PLAN. THE REDEVELOPMENT AGENCY OF THE CITY OF SEAL BEACH DOES HEREBY RESOLVE: WHEREAS, an application was duly filed by East Naples Land Company and th~ City of Seal Beach (Seal Beach Associates), 11 Marina Drive, Seal Beach, for architectural review of development plans for Seal Beach Trailer Park redevelopment; and WHEREAS, the property is described as an 11 acre parcel of land bounded by Marina Drive, First Street, Oakwood Garden Apartments and the San Gabriel River, commonly known as 11 Marina Drive; and WHEREAS, the proposal is to redevelop the existing Seal Beach Trailer Park into a 140 space mobile home park and 80 townhouses (UUP-1-77, PUD-2-77, Tentative Tract Map 9783); and WHEREAS, the property lies within the boundaries of the Redevelopment Agency; and WHEREAS, all development within the Redevelopment Agency must receive an architectural review by the Redevelopment Agency; and WHEREAS, the Redevelopment Agency makes the following findings regarding the ~rchitecture of the development: 1. The townhouses will have a wood exterior consistent with other development in the area. 2. Extensive landscaping will be installed along First Street. 3. Open areas and private recreation facilities are provided in the townhouse portion. 4. Slumpstone or other decorative block wall will be installed between the townhouses and mobile home park and along First Street adjacent to the mobile home park. 5. Private recreation facilities are provided in the mobile home park portion. 6. The overall architecture and development proposed is consistent with the goals of the Agency, the Agency Plan and surrounding land uses. 7. The intent of the development is to provide permanent low cost housing for persons of low and moderate income levels in the mobile home park. 8. The uses proposed and density are consistent with the City's General Plan and zoning ordinance. 9. The development substantially upgrades an older substandard trailer park. NOW, THEREFORE, BE IT RESOLVED that the Redevelopment Agency of the City of Seal Beach does hereby approve the project and approve the architectural review of the development. . .
