SUBJECT: APPROVAL OF LOT LINE ADJUSTMENT NO. LL 01-
03, TARGET CORPORATION AND OLD RANCH TOWN
CENTER I, L.P. AND CENTEX HOMES
SUMMARY OF REQUEST:
The proposed City Council Action will adopt the attached City Council resolution
approving Lot Line Adjustment No. LL 01 -03 for the purpose of Centex Homes granting
0.006 acres from Parcel H and 0.006 acres from Parcel I for a total of 0.012 acres to
Target Corporation Parcel 1, and for Centex Homes to grant 0.003 acres from Parcel H to
Old Ranch Town Center I, L.P. Parcel 2. Parcel H and Parcel I are part of Centex Homes
Subdivision Tract No. 15797, and Parcel 1 and Parcel 2 are part of City of Seal Beach
Lot Line Adjustment LL 00 -01 of Old Ranch Town Center subdivision Tract No. 15767.
Parcel H will be reduced from 2.204 acres to 2.195 acres. Parcel I will be reduced from
0.312 acres to 0.306 acres. Parcel 1 will be increased from 9.488 acres to 9.500. Parcel 2
will be increased from 2.818 acres to 2.821 acres.
The proposed Lot Line Adjustment No. LL 01 -03 was prepared and submitted by Hunsaker
and Associates, Irvine hrc. on behalf of Target Corporation, Centex Homes, and Old Ranch
Town Center I, L.P. This lot line adjustment is needed to relinquish a combined total of
0.015 acres of property from Centex Homes to Target Corporation and Old Ranch Town
Center I, L.P. in order to adjust the property line between the Target Corporation/Old Ranch
Towne Center site and the Centex Homes subdivision such that the property line will be
along the centerline of the "as constructed" masonry wall separating the sites. This lot line
adjustment does not create any additional lots. A copy of Lot Line Adjustment No. LL 01-
03 with authorized signatures, parcel descriptions, and exhibits is attached for City Council
review.
The lot line adjustment procedure is not a subdivision procedure and the proposed lot line
revision is exempt from the provisions of the Subdivision Map Act. A lot line adjustment is
an administrative procedure and can be completed by adoption of the attached resolution.

FISCAL IMPACT:
No impact. Costs are recovered through user fees collected at the time of application.
RECOMMENDATION:
Upon motion of the consent calendar, it is recommended that the City Council adopt the
attached resolution approving Lot Line Adjustment No. LL -01 -03 for Target Corporation,
Centex Homes, and Old Ranch Town Center L L.P., and authorize the Director of Public
Works/City Engineer and the Director of Development Services to sign Lot Line
Adjustment No. LL 01 -03.
