SUBJECT: Approval of Lot Line Adjustment - No. LL 01 -02
SUMMARY OF REQUEST:
The proposed City Council Action will adopt the attached Resolution approving Lot Line
Adjustment No. LL 01 -02 for the purpose of adjusting the adjoining lot lines of two (2) existing
parcels on a combined total of 2.366 acres. The parcels are designated as Parcels 1 and 2 on
Parcel Map 97 -165 as modified by Grant Deed Instrument Number 20000364428 recorded July
12, 2000 and are located at the southeast comer of Seal Beach Blvd. and Lampson Ave. This Lot
Line Adjustment No. LL 01 -02 will shift a small area of 0.026 acres from Parcel 2 to Parcel 1, all
within the same bounded acreage as the two original parcels. The number of parcels and total
acreage remains the same.
DISCUSSION:
Proposed Lot Line Adjustment No. LL 01 -02 was prepared and submitted by Incledon Kirk
Engineers on behalf of Seal Beach Land Partners, LLC, owner of Parcel 1, and Lampson Avenue
Partners, LLC, owner of Parcel 2. The lot line adjustment is needed to accommodate a lot line
setback requirement due a south facing window and firewall designation change in the south wall of
the building on Parcel 1. The southerly portion of parcel 1 is relocated 10 ft for a distance of
approximately 115'. See exhibit B, sheet 1 of 2. A copy of Lot Line Adjustment No. LL 01 -02
including authorized signatures, parcel descriptions, and exhibits are attached for City Council
review.
The lot line adjustment procedure is not a subdivision procedure and the proposed lot line revision
is exempt from the provisions of the Subdivision Map Act. A lot line adjustment is an
administrative procedure and can be completed by adoption of the attached resolution.

RECOMMENDATION
It is recommended that the City Council adopt the attached resolution approving Lot Line
Adjustment No. LL 01 -02 for Seal Beach Land Partners, LLC, owner of Parcel 1, and Lampson
Avenue Par , LLC, own Parcel 2, and authorize the Director of Public Works/City
Engin d the r evel pment Services to sign Lot Line Adjustment No. LL 01 -02.
