SUBJECT: APPROVAL OF LOT LINE ADJUSTMENT - NO. LLA 01 -01
SUMMARY OF REQUEST:
The proposed City Council Action will adopt the attached Resolution approving Lot Line
Adjustment 01 -01 for the purpose of adjusting the adjoining lot lines of five (5) existing parcels
on a combined total of 7.244 acres designated as Parcels 1 through 5 of the Seal Beach Shopping
Center located at the northwest comer of Seal Beach Blvd. and Westminster Ave. to create five
(5) parcels within the same bounded acreage as the original parcels, but in a different
configuration. Thus the total number of parcels and total acreage remains the same.
DISCUSSION:
The proposed Lot Line Adjustment 01 -01 was prepared and submitted by Huitt- Zollars, Inc. on
behalf of Seal Beach Shopping Center, LLC for financing and leasing purposes for the Seal Beach
Shopping Center. All five (5) existing parcels and the re- adjusted five (5) parcels are owned by
Seal Beach Shopping Center, LLC, therefor there are no other property owners involved in this lot
line adjustment. Revised Covenants, Codes, and Restrictions (CC &R) for the new lot
configuration addressing the common area parking, maintenance, and other items will be recorded
at the time of recording Lot Line Adjustment 01 -01. A copy of the Lot Line Adjustment 01 -01
authorized signatures and parcel descriptions with exhibits are attached for City Council review.
The lot line adjustment procedure is not a subdivision procedure and the proposed lot line revision
is exempt from the provisions of the Subdivision Map Act. A lot line adjustment is an
administrative procedure and can be completed by adoption of the attached resolution.
RECOMMENDATION
It is recommended that the City Council adopt the attached resolution approving Lot Line
Adjustment 01 -01 for Seal Beach Shopping Center, LLC, and authorize the Director of Public
Works/City Engineer and the Director of Development Services to sign Lot Line Adjustment 01-
01.
