This is for FOG (Fats, Oils, & Grease) inspections performed at various food service establishments throughout the City. Check No 5117 Feildman, Rolapp & Associates $4,340 Can you please explain what services this was for? Currently there are two separate projects being worked on by FRA, the reserve policy and the forecast model. Is this for long -term financial planning? As indicated in the A/P register, essentially half of the invoice is for costs associated with the model development. Check No 5187 Synoptek $29,250 What is Arbitrator360 1 YR SW Mail for $5,840? This is software used at the Police Department for which the City receives government pricing. Services like this are purchased through Synoptek so that they can install and manage the maintenance of the software. Is this the best deal we can get for this? Maybe we go direct through software retailer? Check No 5199 Wabash Publishing $108.16 Why are we paying Wabash? This is for the West Orange County CERT website. Why not GoDaddy directly? Using Wabash provides the City with a 100% discount on the annual cost and a 30% discount on the annual hosting. The total savings to the City is approximately $400. Check No 5222 CFP $904 What is this? This is the company that is used to perform blood tests at the request of the Police Department. How was the monthly lease amount established? The Council authorized staff to execute an exclusive negotiation agreement with Bay City LLC, and the City's property manager and CBRE real estate broker negotiated the lease on the City's behalf. Why is it 20 years vs. 5 years with extension possibilities like the previous contract in case there is a need to make a change? The new tenant is planning a significant financial investment in the restaurant. It is typical that a lease term of this length would be agreed to so that there is a positive return on the initial investment. As a business owner previously, I saw landlord increases of 5% per year as standard increases. Wouldn't it be better to have a flat % increase each year per more standard lease agreements? The restaurant industry is very unique in terms of rent increases, etc. Who will be responsible for public restrooms? When the space was initially leased there was no interior bathroom. Over the course of the lease a permitted bathroom was added to the facility. Over the last several years the care of the public restrooms has declined significantly and items in disrepair were not reported to the City. Additionally, there were also times when the bathrooms were not unlocked. Based upon history, the City has now taken over the cleaning responsibilities which have been absorbed into the current contract.
