II Question of the Day...Should we build a building at the end of the Pier?
III Financing
• I have seen in the papers an estimate building cost of 1.6 million.
• Given that the lease is 15 years with 2 five year extensions
• A good starting point for base rent should be around $10,309 per month, given
that it is payment toward an amortized loan of 6.0%.
• There is percentage rent to consider for profit.
• Parking is also a consideration for profit. Given during the summer months,200
cars park at$18.00, the City's income may be as much as$3,600.00 per day.
• Local retail business should see an increase is sales, which will increase local
sales tax to the City.
IV Community
• Fifty to Sixty Team Members will be hired
• Elementary School reward programs will be started.
• Every restaurant has a story!
V Image/Will it Work?
• What lasting legacy will the restaurant leave? Will it compliment the City?
• There can be 100 good ideas...but only one that will work.
• Is the business owner committed and believe in his/her product and service?
• What are your thoughts of having a"RUBY'S SUMMER HOUSE"?
