Original Message From: Mike Varipapa Sent: Monday, May 13, 2019 1:41 PM To:Jill Ingram Subject: Council Questions- May 13, 2019 Good afternoon- Please see below: ITEM J 1 Can you provide a simple plan view of the roof repairs/limits? ANSWER: See attached. The roof areas shaded in yellow are to be repaired/replaced. What was the previous estimate/bid provided last year and what was it and why is it so different? ANSWER: Staff solicited bids in February 2018 and received 3 bids ranging from $35K to 52K. The low bid of$35K was for asphalt type shingles. Comparing the current bid to the bid received last year, the following contributed to the increased cost: 1. Last year's bid price of$35K was received almost 1.5 years ago and overall construction costs have risen substantially over the past year(and continue to do so). 2. The price received last year was based on installation of asphalt shingles.The current bid is based on composite shingles in order to replace "like for like" and match the restroom facility building. 3. There is an increased price as a result of construction during premium season. Will repairing the roof now cause "throwaway" expense if the new/proposed roof is eventually built? ANSWER: Repairing the roof is required by the City in the Council-approved lease agreement with the tenant. When the roof work is completed, when are the HVAC items anticipated to be completed? ANSWER: The current plan is to have the swamp cooler and fan installed while to roof work is taking place. Thanks, Mike 2 i ft.
