A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF SEAL BEACH
APPROVING THE LOT LINE ADJUSTMENT OF PARCELS 42, BLOCK 471
& 1, BLOCK 672 OF THE ACCESSORS'S MAP BOOK 178, PAGES 47 ANO
67 OF ORANGE COUNTY
WHEREAS, the triangular shaped piece of land of Parcel 2 will be
added to Parcell. This will permit Parcell to obtain
and control an additional 0.3 acre of land; and
WHEREAS, any land taken from one acre will be added to an adjacent
parcel and no additional parcels will result from the lot
line adjustment; and
WHEREAS, the project complies with the requirements of the
California Environmental Quality Act; and
WHEREAS, the proposal is consistent with the General Plan; and
WHEREAS, the parcels proposed to be created by the lot line
adjustment comply with all applicable zoning regulations;
and
WHEREAS, the lot line adjustment, in and of itsel f, will not
resul t in the need for additional improvements and/ or
faci li ties; and
WHEREAS, Surfside Colony, Ltd. hereby agrees that the approval and
recordation of this Lot Line Adjustment (deed) is without
prejudice to and will not impair or alter in any way the
rights of ingress and egress, if any, of the City of Seal
Beach on or over the land which is described as Parcel 1
herein for the purpose of maintaining, repairing or
improving the beach and public utilities, including but
not limited to domestic and fire safety water service and
beach sand replenishment.
NOW, THEREFORE, BE IT RESOLVEO that the City Council of the City of
Seal Beach approve the lot line adjustment of Parcels 42, Block 471
and I, Block 672 of the Accessors's Map Book 178, Pages 47 and 67
of Orange County, and authorizes the Director of Development
Services and City Engineer to sign the Lot Li~e Adjustment.

County Recorder of said County, lying between the northeasterly
prolongation of the northwesterly line of Phillips Street, shown
as that "25' STRIP, PROPERTY OF SURFS IDE COLONY LTD. FOR ROADWAY
PURPOSES", and the northeasterly prolongation of the
northwesterly line of Anderson St., both as shown on said Record
of Survey map; together with that portion of a strip of land
described in Parcel A of a Quitclaim Deed recorded January 8,
1990 as Instrument No. 90-011354, Official Records of said
