Till, City Manager From: Lee Whittenberg,Director of Development Services Subject: REQUEST FOR EXTENSION — Vesting Tentative Tract Maps No. 15381 and 15402 (Hellman Ranch) SUMMARY OF REQUEST Approve a three-year time extension for Vesting Tentative Tract Maps 15381 and 15402, through the adoption of City Council Resolutions"73/ and V7.5, respectively. DISCUSSION The City has received a request from Dave Bartlett, representing Hellman Properties, requesting a three-year extension for Vesting Tentative Tract Maps No. 15381 and 15402. Vesting Tentative Tract Map No. 15381 creates the various parcels for the establishment of Gum Grove Park, the residential areas, and what was originally proposed as a golf course but which is now contemplated as land set aside for future wetlands, etc. Vesting Tentative Tract map No. 15402 further subdivides the residential development area into the approved 70 residential lots and the accompanying open space and private roadway parcels. On October 20, 1997 the City Council adopted Resolution No. 4570 and 4571, approving both of these Vesting Tentative Tract Maps. The approval of the subject maps is for a period of two years in accordance with the provisions of Section 21-14 of the Code of the City Of Seal Beach. Therefore, the approval will expire on October 20, 1999. In accordance with the provisions of Section 21-14 of the Code of the City Of Seal Beach, the applicant is requesting a three-year, which is the maximum time of extension allowed under the Code. FISCAL IMPACT None. Approval of the extension will allow the applicant to continue to pursue the required approvals for the project, subject to all of the previously approved terms and conditions, as imposed by the City Council. RECOMMENDATION Approve a three-year time extension for Vesting Tentative Tract_Maps 15381 and 15402, through the r76--r of City Council Resolutions "7y and '7Ss , respectively. NOTED AND APPROVED .i. An approved or conditionally approved tentative map shall expire twenty four (24) months after its approval or conditional approval, unless an extension is applied for by the applicant within said twenty four (24) month period.
