Parking implications. There will be people arriving by bike both from the surrounding area and from the bike trail along the
San Gabriel River. There will be people arriving by simply walking along the beach or Ocean Ave or First
Street. Therefore, cannot assume that all people will be arriving by car. Because of this, we cannot control the number
of people who will go there.
This facility is unique: it is at the end of the beach, end of the river and the nearest home is about 250' away. It's not like
it's in the middle of Main Street. I don't see crowds as a problem. If they can't fit in, they will be out on the sand.
If you are not happy with some of the language, what do you propose?

Dear Commissioners,
I think there may be conflicting language between the staff report and the proposed CUP amendment
regarding whether the proposed additional square footage will result in additional occupancy.
The staff report indicates that it will. In the Analysis section, the beginning of the 3rd paragraph refers
to "The proposed occupancy increase" and proceeds to analyze the parking implications of this.
However, in Section 5 of the Resolution, condition 12 states that the maximum occupancy will be 151
as specified in building plans from 11/10/18.
For clarity, I would ask that the Commission discuss and resolve this issue prior to approving the
CUP.
