MINOR USE PERMIT 20-9: PROPOSAL
• Gold Coast first floor lower than Ocean Avenue due to grade
difference.
• 400 Ocean home to have larger first floor area than 402
Ocean with side door entrance.
MINOR USE PERMIT 20-9: PROPOSAL
• Retaining wall up to 12 feet in height with 6' garden wall.
• Length at max. height approximately 45 feet with taper at
each end.
• RLD-9 allow retaining walls greater than 30" with no height
limit.
• All other development standards met.

MINOR USE PERMIT 20-9: RECOMMENDATION
After conducting the public hearing and receiving testimony,
staff recommends that the Planning Commission adopts
attached Resolution No. 20-15 to allow the construction of a
retaining wall of up to 12 feet in height and 50 feet in length
along the west property line to allow construction of a single-
family residence, located at 402 Ocean Avenue.
