Request for a MINOR USE PERMIT (MUP 21-3) to allow interior
improvements that would allow in a reduction in the number of units
within a multi -family residence that is nonconforming due to density,
parking, and setbacks in the Residential High Density (RHD -20)
zoning area.

Analysis
The subject property is nonconforming due to density, parking, and
setbacks.
1. Density — RHD -20 allows max density of one unit per 2,178
sq. ft. The property contains 4,406 sq. ft. Based on lot area
development standards allow for maximum of two units.
• Approval of MUP 21-3 would allow for a reduction of units
from three to two and become density compliant.
2. Parking — Code requires two covered parking spaces per unit.
Based on requirements, development standards require six
parking spaces for a triplex, and four for a duplex.
• Property provides for three uncovered parking spaces.
Analysis
3. Setbacks - nonconforming due to the north interior side yard
setback along the front portion of the residence.
• Side yard setback required is 3.75 feet based on 10% of the lot
width of 37'-6".
• Extent of improvements are limited to interior two walls and will
not affect or intensify this nonconformity.
