It's come to my attention that the city will hold a hearing on Monday, October 4th to vet
Ribeye Restaurant's request for an upgrade to the current CPU. As a longtime Seal
Beach business owner and supporter of "The Hill" community, I'd like to personally offer
my enthusiastic support for the establishment of this new restaurant. I truly think that a
full-service restaurant in that location will offer the community a wonderful place to build
friendships and revel in the wonderful life that Seal Beach has to offer.
I've known the owners of the restaurant since childhood. We all grew up together in
Seal Beach and have remained local and strong supporters of the city.
I have no doubt that the ownership will run the business with the utmost respect for the
city and surrounding community.

Hello we are writing regarding the CUP notice we received in the mail. We reside at 835 Coastline Dr. Seal Beach CA.
90740. We loved having Coaches in the neighborhood and we were saddened to watch them close their doors. We
were very happy to hear there is a new restaurant proposed and welcome them to our neighborhood. For years we
enjoyed visiting coaches on a weekly basis and it became a family favorite. We are so glad to hear that a new
restaurant will take its place and we look forward to visiting once open. We understand that they would like to expand
the current beer and wine offerings to include spirits which we definitely support. Coaches was a wonderful part of
our neighborhood but it sounds like this new place might just be a step up and create a new social atmosphere that we
are looking forward to.

I am writing this letter in response to a request for a Conditional Use Permit to allow au existing restauraiit with an existing
beer and alcohol license to upgrade to a 'hype 4.7 alcohol license located at 1025 Pacific Coast Highway within the Service
Commercial Zoning arca. As a residciit of Seal Beacli For 50 years, the success of this long time establishment is important
to our community of Scal Bcach. The former restaurant "Coaches" was started by local residents and succeeded through it
outreach to kids sports, fundraising and residential bonding. These cstablislhmcuts bring people and families together in a
way that keeps our town what it is "Mayberry By 1'he Sea." As a Resident of tic Hill, the impact of this restaurant being
successful is important. The permit the owners arc rcqucstiug is essential to help this happen.
As a Former owner of the Abbey on main street I know how much time <uid effort it takes to be successful in tic restaurant
business. We were just kids trying to realize a dream. 'l'hc community support was overwliclmiiig. The residctnts of this
town love to support local kids trying to realize a dream. The new owners arc local kids trying to make ticir dream happen.
We hope tic City Council has the same the same vision. Please approve this permit and liclp continue a great tradition.

I understand that a city council hearing will be taking place this week and that Ribeye Restaurant will be heard in regards

I have been a Seal Beach supporter before I was old enough to vote. My sister Cameron and myself talked our parent's
into moving to Seal Beach from Long Beach for their retirement. Why?, because of the family vibe and the family
support. I have known the Ziegler family to be a big part of the Seal Beach fabric and can't see any other family to take
over a place that so many called a second home on the past.
I could go on and on about how amazing Seal Beach is but as being a council member you know how amazing this city is
when it comes to family support.

I am a longtime Old Town resident, former Main Street business owner and have also worked at the Sun Newspapers
and O'Malley's many years ago. In addition to that, I have known Ribeye Restaurant owner Erich Ziegler and his entire
family for over 30 years, families like theirs are the best of the best. Coach's was a great local restaurant under
ownership of Stan Anderson and then Steve Sepulveda. A local sports hang out that catered to our community ; I
patronized often with my son's sports teams and with friends - so I was delighted to learn that Erich and his team were
going to be taking it over and giving it the much needed upgrades and "love" that it desperately needed.
This new addition in town is needed and welcomed by all that I have spoken with. There is no doubt in my mind that this
business will be run respectfully with heart and soul and will represent the city and the community in the best light. I
certainly hope their requests will be granted.

I wanted to reach out to you and the city to let you know my opinion of the new Ribeye Restaurant Group, the family
behind it and their application for a 47 Liquor License.
I have known the Ziegler family for over 40 years. I attended St. Hedwig Catholic School with both Christian and Erich,
went to Los Alamitos High School with Christian and both were groomsmen in my wedding.
I am one of the restaurant managers at Finbars Italian Kitchen. Joseph Barbara is a true example of how important local
restaurants are to the Seal Beach community. I believe the Ziegler family will bring a similar restaurant and business
culture to our city. I was fortunate to work for the Babcock family at Walt's Wharf in the late 90s and early 2000s. Walt
and Mona also had a similar belief of partnering with the community.
In these examples, both business have responsible owners that operated their restaurant's with full liquor licenses. My
personal experience's with the restaurant
business, these are restaurants that happen to have bars, not bars that happen to serve food. When operated by a
professional and responsible ownership group, the 47 license offer restaurant guests more options to enhance their
dining experience.
One of the other benefits for the city is the more successful businesses/restaurants Seal Beach can boast, the more
people will be drawn to city. A couple of other benefits are tax dollars and community support. Successful restaurants
partner with community and support and donate to local groups and activities.
Obviously the more successful the restaurant is, the more support can be invested back into the community.

Good Morning,
I understand the City of Seal Beach will be holding a hearing this evening in regards to upgrading the CPU for the
potential new restaurant, "The Ribeye Restaurant."
am a home owner here in the Coves right by the school. I was a frequent customer of Coach's before it went out of
business. It would be nice to have a casual restaurant back in this location that offered a another eating option and was
within walking distance for everyone here in the Coves and on The Hill.
In addition, I am friends with Chris Ziegler. We both grew up together in College Park East so I have known him for quite
sometime. In turn, I know the new Ribeye Restaurant will be run in a respectful and professional manor.

Hello Ms. Harper,
I understand there will be a hearing tonight which will include the aforementioned restaurant. I am a resident of Seal
Beach and would love to see a restaurant like Ribeye become part of our special close-knit community, which also
welcomes tourists with open arms.
I was friends with Mr Sepulveda (owner of Coaches) who tragically passed away. He has many friends and family who
mourned his loss, seeing "Coaches" not thriving and catering to the community, not creating laughter and good times, is
an absolute shame.
Give that space an opportunity for a new life, give the new owners an opportunity to make it another beloved jewel in
our city.

I write this correspondence re: Conditional Use Permit 21-3 scheduled for public hearing on October 4, 2021. 1 strongly
support approval of Ribeye Restaurant Group's application.
Not only have I been a resident on the Hill within a very short walking distance to the 1025 PCH for decades, I also
owned and operated Coach's Sports Grill, the restaurant that has served Seal Beach at that address for over three
decades.
As a resident and future patron, I see an upgrade to the existing CUP to allow for the sale of spirits and an enhancement
providing another option while dining at a local establishment owned by local owners. I look forward its opening.
I have heard nothing but support from my friends and neighbors in Seal Beach who agree. As a former owner/operator
at that space, I also believe that the upgrade is not only well-suited for, but also desired by, the local Seal Beach
demographic that the restaurant will serve. As a resident and as a former owner/operator there, I don't see any
negative impact arising from the upgrade.
Finally, over the years I have come to personally know Christian and Erich (the brothers who own Ribeye Restaurant
Group). I believe that the new version of the restaurant is in good hands and that they are committed to responsibly
and honorably serving the community.

NOTICE IS HEREBY GIVEN that the Planning Commission of the City of Seal Beach
will hold a public hearing on October 4, 2021 at 7:00 p.m. to consider the below
item. Due to the need for social distancing and the prohibition on public gatherings
in the Amended Order and Guidance of the Orange County Health Officer issued
March 18, 2020, all participation in the above -referenced Planning Commission
meeting will be by videoconference for the Members of the Planning Commission,
staff, and project applicants. Because of the unique nature of the emergency there
will NOT be a physical meeting location and all public participation will
be electronic.
CONDITIONAL USE PERMIT 21-3 Request for a Conditional Use Permit to al!oNv an
existing restaurant with an existing beer and wine alcohol license to upgrade to a Type
47 (On -Sale General) alcohol license located at 1025 Pacific Coast Highway within the
Service Commercial (SC) zoning area.

Environmental Review: This project is determined to be a Class 3 (Conversion of
small structures) Categorical Exemption pursuant to Section 15303 of the Guidelines for
the California Environmental Quality Act (Public Resources Code Section 21000 et seq.)
for the permitting of service of general alcohol at an existing restaurant, involving
negligible or no expansion beyond the existing use.
PUBLIC COMMENT: To comply with Governor Newsom's Executive Order N-29-20 and
the Amended Order and the County Health Order, the City of Seal Beach hereby gives
notice of the "means by which members of the public may observe the meeting and offer
public comment." Members of the public may submit comments on any item on this
