Home My WebLink AboutCC Res 3397 1984-07-09 RESOLUTION NUMBER ~~~j1 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF SEAL BEACH, CALIFORNIA APPROVING TENTATIVE PARCEL MAP NO. 84-1003 THE CITY COUNCIL OF THE CITY OF SEAL BEACH DOES HEREBY RESOLVE: I WHEREAS, an application was duly filed by Charles Antos, 316 10th Street, Seal Beach, California for Tentative Parcel Map 84-1003; and WHEREAS, the property is described as that certain parcel of land in the City of Seal Beach, County of Orange, Lot 5 and north t Lot 7 in Block 14, Bay City Tract as shown on a map recorded in Book 199, Page 4, in the Office of the County Recorder of said County, and is more commonly known as 205 Tenth Street; and WHEREAS, the proposal is to convert an existing triplex into a three-unit condominium; and WHEREAS, the City Council on July 9, 1984 held a public hearing on Tentative Parcel Map No. 84-10D3; and WHEREAS, the City Council makes the following findings regarding the parcel map: 1) The site is physically suitable for existing development; the land is flat and it is located in a developed area with existing streets, utilities, residences and commercial activities located adjacent to this site. I 2) The site is suitable for the present density of development; other projects of similar density have been constructed and are compatible with the area. 3) The design of the subdivision is not likely to cause substantial environmental damage. 4) The design of the subdivision is not likely to cause serious public health problems because all necessary utilities and services presently serve the project. 5) The design of the subdivision will not conflict with easements acquired by the public at large for access through or use of property within the proposed subdivision because no easements acquired by the public at large are located on the project site. 6) The discharge of waste from the subdivision into the existing community sewer system will not violate existing requirements prescribed by the local Regional Water Quality Control Board pursuant to Division 7 of the Water Code. I 7) The project is consistent with the City's General Plan. 8) On June 6, 1984, the Planning Commission approved Conditional Use Permit 10-84, a request to convert a triplex apartment building into condominiums by adoption of Resolution No. 1328. Also on June 6, 1984, the Planning Commission approved and recommended approval of Tentative Parcel Map #84-1003 to the City Council by adoption of Resolution No. 1329. Resolution Number ~397 NOW, THEREFORE, BE IT RESOLVED that the City Council does hereby approve Tentative Parcel Map No. 84-1003 subject to the following conditions: 1) Submission of CC&R's to City Attorney for review and approval prior to recordation of Final Map. 2) Landscaping be deemed appropriate and sufficient to neighborhood standards by City staff. This shall include an irrigation system for all common area landscaping. 3) Repair broken portions of driveway to satisfaction of City Engineer. 4) That a termite inspection be performed and report submited prior to recordation of Final Map.
