Home My WebLink AboutCC Res 3439 1985-01-14 RESOLUTION NUMBER ~~~ A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF SEAL BEACH, CALIFORNIA, APPROVING TENTATIVE PARCEL MAP #84-1004 THE CITY COUNCIL OF THE CITY OF SEAL BEACH DOES HEREBY RESOLVE: WHEREAS, an application was duly filed by Charles Antos for John I Moore. 360 12th Street, Seal 8each. California for Tentative Parcel Map #84-1004; and WHEREAS, the property is described as a subdivision of Lot 60 and a portion of Lot 62, Block 212, Bayview Tract, as shown on a map recorded in Book 8, Page 91, Miscellaneous Maps, Records of Orange County, California, and is more commonly known as 360 12th Street; and WHEREAS, the proposal is to convert an existing duplex into two condominium units; and WHEREAS, the City Council on January 14, 1985, held a public hearing on Tentative Parcel Map #84-1004; and WHEREAS, the City Council makes the following findings regarding the parcel map: 1) The site is physically suitable for existing development; the land is flat and it is located in a developed area with existing streets, utilities, residences and commercial activities located adjacent to this site. 2) The site is suitable for the present density of development; I other projects of similar density have been constructed and are compatible with the area. 3) The design of the subdivision is not likely to cause substantial environmental damage. 4) The design of the subdivision is not likely to cause serious public health problems because all necessary utilities and services presently serve the project. 5) The design of the subdivision will not conflict with easements acquired by the public at large for access through or use of property within the proposed subdivision because no easements acquired by the public at large are located on the project site. 6) The discharge of waste from the subdivision into the existing community sewer system will not violate existing requirements prescribed by the local Regional Water Quality Control Board pursuant to Division 7 of the Water Code. 7) The project is consistent with the City's General Plan. 8) On December 5. 1984, the Planning Commission approved Conditional Use Permit 17-84, a request to convert a duplex into two condominium units by adoption of Resolution #1349. Also on December 5, 1984, the Planning Commission approved and recommended approval of Tentative Parcel Map #84-1004 to the City Council by adoption of Resolution #1350. Resolution tlumber .:Jt/;l>j NOW, THEREFORE, BE IT RESOLVED that the City Council does hereby approve Tentative Parcel Map #84-1004 subject to the following conditions: 1) Submission of CC&R's to City Attorney for review and approval prior to recordation of Final Map. I 2) That a termite inspection be performed and that report of same be submitted prior to recordation of the Final Map. 3) That storage units be provided for each of the units in the front of the garage to the satisfaction of the Development Services Department. 4) That sidewalk and curb adjoining the property be repaired to the satisfaction of the City Engineer. 5) That one tree well be installed at the southern end of the parking strip and that owner plant a street tree in the well to the satisfaction of the City Engineer.
