QUITCLAIM DEED -- TEMPORARY CONSTRUCTION EASEMENT
This Quitclaim Deed of Temporary Construction Easement is based on the following facts,
which are incorporated herein by this reference:
A. The City of Seal Beach ("Grantor") is a charter city organized under the
Constitution and the laws of the State of California.
B. Old Ranch Country Club, LLC, a California limited liability company ("Grantee") is
the record fee owner of that certain real property located at 3901 Lampson Avenue in the City of
Seal Beach, California, and identified as Orange County Tax Assessor's Parcel Numbers
130- 012-55 and 130-012-58 ("Property"), and ClubCorp USA, Inc. operates the Property for
Grantee ("Operator").
C. Grantee previously granted Grantor that certain approximate 1,681 square foot
non-exclusive Temporary Construction Easement more particularly described on Exhibit A and
depicted on Exhibit B hereto ("TCE"), in, over, and across the Property to facilitate Grantor's
construction of the Lampson Avenue Bike Lane Gap Closure Project ("Project"), which is a public
use, pursuant to a Temporary Construction Easement Agreement ("Agreement") recorded on
August 25, 2021 in the Official Records, County of Orange, as Document No. 2021000534213.
Exhibit A and Exhibit B are attached hereto and incorporated herein by this reference.
NOW, THEREFORE, FOR VALUABLE CONSIDERATION, the receipt and sufficiency of
which are hereby acknowledged, Grantor and Grantee agree as follows:
1. Grantor hereby remises, releases and quitclaims to Grantee all of Grantor's right,
title and interest in, under and to that certain Agreement and that certain approximately 1,681
square foot non-exclusive Temporary Construction Easement in, over and across the Property
located in the City of Seal Beach, County of Orange, State of California, described on Exhibit A
and depicted on Exhibit B hereto.
