& 118 11 tb Street
SUMMARY OF REQUEST:

The proposed City Council Action will adopt the attached Resolution accepting and approving
Lot Line Adjustment No. LL 07-01 for the purpose of granting 0.034 acre from Parcel 2 known
as Lot 18 and the southwesterly one-half of lot 20 in Block 11 of Bay City Tract recorded in
Book 3, Page 19 of Miscellaneous Maps, in the office of the Orange County Recorder, also
known as 118 11 tb Street, Seal Beach, California to Parcel 1 known as Lot 22 and the
northeasterly one-half of Lot 20 in Block 11 of Bay City Tract recorded in Book 3, Patte 19 of
Miscellaneous Maps, in the office of the Orange County Recorder, also known as 122 11 Street,
Seal Beach, California, with both parcels being owned by Scott A. Hampshire and Elizabeth M.
Hampshire, husband and wife as joint tenants.
BACKGROUND:
Proposed Lot Line Adjustment No. LL 07-01 was prepared and submitted by Dulin and Boynton
Licensed Surveyors, Inc., City of Signal Hill, California on behaIf of Scott A. Hampshire and
Elizabeth M. Hampshire, owners of both Parcel 1 and Parcel 2, in order to transfer 0.034 acre of
property from Parcel 2 to Parcel 1 creating a larger Parcel A having 0.135 acres and a smaller
Parcel B having 0.067 acres. A copy of Lot Line Adjustment No. LL 07-01 with authorized
signatures, parcel descriptions, and exhibits is attached for City Council review.
The lot line adjustment procedure is not a subdivision procedure and the proposed lot line revision
is exempt from the provisions of the Subdivision Map Act. A lot line adjustment is an
administrative procedure and can be completed by adoption of the attached resolution. The lots to
be created comply with all zoning standards regarding minimum lot size and area.

FISCAL IMPACT:
No impact. Costs are recovered through user fees collected at the time of application.
RECOMMENDATION:
Upon motion of the consent calendar, it is recommended that the City Council adopt the attached
resolution accepting and approving Lot Line Adjustment No. LL 07-01 for 122 & 118 11th Street,
and authorize the applicant/owner to record the Lot Line Adjustment No. LL 07-0 I documents.

A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF SEAL BEACH
APPROVING LOT LINE ADJUSTMENT NO. LL 07-01 FOR PARCEL 1 AND
PARCEL 2, ALSO KNOWN AS 122 & 11811lb STREET.
THE CITY COUNCIL OF THE CITY OF SEAL BEACH DOES HEREBY
RESOLVE:
WHEREAS, Scott A. Hampshire and Elizabeth M. Hampshire, owners of Parcel 1 and
Parcel 2, known as 122 & 118 1 lib Street, filed fora Lot Line Adjustment for the purpose of
granting 0.034 acre from Parcel 2 known as Lot 18 and the southwesterly one-half of lot
20 in Block 11 of Bay City Tract recorded in Book 3, Page 19 of Miscellaneous Maps, in
the office of the Orange County Recorder, also known as 11 8 11 tb Street, Seal Beach,
California to Parcel 1 known as Lot 22 and the northeasterly one-half of Lot 20 in Block
11 of Bay City Tract recorded in Book 3, Page 19 of Miscellaneous Maps, in the office of
the Orange County Recorder, also known as 122 11th Street, Seal Beach, creating a larger
Parcel A having 0.135 acres and a smaller Parcel B having 0.067 acres; and

WHEREAS, the City Engineer has submitted the completed Lot Line Adjustment No. LL
07-01 fonns and exhibits.
NOW, THEREFORE BE IT RESOLVED that the City Council of the City ofSea1 Beach
does hereby accept and approve Lot Line Adjustment No. 07-01 for Scott A. Hampshire
and Elizabeth M. Hampshire and authorizes the applicant/owner to record the Lot Line
Adjustment No. 07-01 documents.
