AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
SEAL BEACH ADOPTING PLANNED UNIT DEVELOPMENT
PUD-1-79 FOR DEVELOPMENT OF 5.51 ACRES FOR 126
CONDOIlINIUMS, TRACT NO. 10,732.
The City Council of the City of Seal Beach does ordain as follows:
Section 1. Planned Unit Development, PUD-1-79, for development of 5.51 acres for
126 condominiums, Tract 10,732, zoned R-3, high density residential,
is hereby adopted with development criteria and conditions listed
below.
" Section 2. The development criteria for Planned Unit Development PUD-1-79 are
as follows:

a) The development shall be in substantial compliance with the
the development conditionally approved by Planning Commission
Resolution No. 1189. .
b) The tract map for PUD-1-79 shall be in substantial compliance
with the tract map conditionally approved by Planning Com-
mission Resolution No. 1190.
c) Approval of PUD~1-79 shall be subject to approval of
Tentative Tract Map and Final Tract Map No. 10,732
referenced in Item B above.
d) Minimum development criteria as follows:
(1) Site size: 5.51 acres
(2) Maximum number of units: 126
(3) The existing recreational facilities in the Leisure
World planned community will be available to the
residents of this complex.
(4) Streets: Private streets
(5) Builaing.Height'and Stories: Not to exceed 35 feet
(38\' to top of parapet)
(6) Parking: One assigned covered space per unit,
9~' wide X 24' deep. Each building contains 10
compact vehicle covered parking spaces.
(7) Open/Guest Parking: 101 open parking spaces are
provided on site.
(8) Balconies: At least one balcony is provided for
each unit.
(9) Building Setbacks: Each building complies with
the minimum setbacks for the district and zone.
(10) Unit Size: Model Plan A - 1164 square feet;
Model Plan B - 1078 square feet
(11) Landscaping: All common areas not devoted to
streets, open parking, and walkways.
Section 3. Additional conditions for PUD-1-79 are as follows:
a) Open parking shall be striped and the remainder of the
street posted with "No Parking" signs or painted red.
b) Approval of PUD is subject to approval of Tentative
Tract Map 10732.

c) Elevator design requirements to meet needs of handi-
capped and wheel chair occupants to satisfaction of
City Fire Department.
d) Landscaping plans to be provided to. Staff. Size and
quantity of plants used to satisfy landscaping element
of plan must be acceptable to City Engineer.
e) The Covenants, Conditions, and Restrictions for the
project shall be submitted to the Staff and City
Attorney for review and approval prior to recordation.
CC&R's shall contain a provision that provides each
unit with only one assigned covered parking space.
f) Glazing Code requirements be upgraded one step so that
all windows indicating Code 3 would become Code 2
installations, all Code 2 windows shown would become
Code 1. Code 1 windows shown would remain Code 1.

g) A final Tract Map shall be prepared in accordance with
the requirements of the California State Subdivision
Map Act and Chapter 21 of the City of Seal Beach
Municipal Code.
h) Dedication of easements for water line purposes to the
City of Seal Beach.
i) Dedication of vehicular access rights to Seal Beach
Boulevard from this tract to the City of Seal Beach.
j) Developer shall submit an engineered Grading and Drainage
Plan to the City Engineer for review and approval.
k) Developer shall submit an engineered Water Plan to the
City Engineer for review and approval.
1) The Uniform Fire Code Section 13.301 requires a fire
road access if a building or portion of a building is
more than 200 feet from an improved public street.
Building No. 2 on the southeast side and Building No. 3
on the east side do not meet Fire Department access
due to the block wall on Seal Beach Boulevard. The
access fire road can be a landscaped-type sidewalk, but
designed for Fire Department emergency vehicles as
specified in the Uniform Fire Code.
m) A looped water system with a fire flow of 2,000 GPM minimum
flow. Approximately six hydrants will be required on
Burning Tree Lane and on on-site locations depending
on the fire road configurations.

n) The Uniform Fire Code Section 13.316G requires an auto-
matic fire extinguishing system (sprinklers) in this
occupancy. West standpipes with 75 feet of rubber-
lined hose, adjustable nozzles in cabinets with
extinguishers are required and should be considered
in the water system design.
0) Exterior lighting and lighting in parking garage of
sufficient illumination to provide safety to elderly
individuals with visual impairment.
Section 4. The City Clerk shall certify to the passage and adoption of this
ordinance and shall cause the same to be published as required by
law.
