HomeMy WebLinkAboutCC Res 3001 1980-08-25 I 'I I ., RESOLUTION NUMBER 300 I A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF SEAL BEACH CONDITIONALLY APPROVING FINAL TRACT MAP NO. 10732, THE CITY COUNCIL OF THE CITY OF SEAL BEACH DOES HEREBY ORDAIN AS FOLLOWS: WHEREAS, the Tentative Tract Map No, 10732 was duly filed by the Golden Rain Foundation, P, 0, Box 2069. Seal Beach, and Presley of Southern California, P. O. Box 220, Newport Beach, and approved by the City Council on August 13, 1979; and the property is described as a 5,51 acre site and is located at the southwest corner of Seal Beach Boulevard and Golden Rain Road (legal description on file with the City); and the proposal is for development of 126 condominium units within Leisure World; and the City Engineer has reported that the Final Map is substan- tially in conformance with the approved Tentative Map; and the Final Map is in conformance with the Subdivision Map Act and all City ordinances; and a Subdivision Agreement for the development of public improve- ments is required by the Subdivision Ordinance; NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Seal Beach as follows: WHEREAS, WHEREAS, WHEREAS, WHEREAS, WHEREAS, Section 1, That the City Council of the City of Seal Beach finds Final Tract Map No, 10732 to be substantially in conformance with Tentative Tract Map No. 10732 approved by the City Council August 13, 1979; and Section 2. That the City Council of the City of Seal Beach does approve Final Tract Map No, 10732. subject to the posting of required bonds and payment of required fees and deposits, and authorizes the City Clerk and City Engineer to certify the map on behalf of the City and; Section 3, That the City Council of the City of Seal Beach hereby approves entering into a Subdivision Agreement for the development of public improvements by Presley of Southern California for Tract 10732 subject to posting of required bonds and payment of required fees and deposits and; Section 4, That the developer shall comply with the accompanying conditions (Exhibit A) and; Section 5. That the City Council of the City of Seal Beach does hereby accept from Presley of Southern California, easements for water purposes, and public utility easements as shown on said map, 'I I I , . Open parkin9 shall be striped and the remainder of the street posted with "No Parking" signs and painted red curbs. 2, Elevator desi9n requirements to meet needs of handicapped and wheel chair occupants to satisfaction of City Buildin9 Department. 3, Glazing Code requirements indicated in Environmental Noise Analysis, Golden Rain Project - Leisure World dated March 15, 1979, by Hilliard and Bricken, be upgraded one step so that all windows indicating Code 3 would become Code 2 installations, all Code 2 windows shown would become Code 1. Code 1 windows would remain Code 1. The Uniform Fire Code Section 13.316g requires an automatic fire extinguishing system (sprinklers) in this occupancy. Wet standpipes with 75 feet of rubber-lined hose, adjustable nozzles in cabinets with extinguishers are required and should be considered in the water system design. 5, Exterior lighting and lightin9 in parking garage of sufficient illumination to provide safety for elderly individuals with visual impai nnent, 4,
