WHEREAS, an application was duly filed by James Freimuth, 1107 Ocean Avenue, Seal Beach, for Tentative Parcel Map 80-1002; and WHEREAS, the property is described as lot 4, Block 11, Bay City Tract and is more commonly known as 1107 Ocean Avenue; and WHEREAS, the proposal is to convert an existing duplex into a two unit condo- minium; and WHEREAS, on July 16, 1980, by Resolution No. 1213, the Planning Commission approved and recommended to City Council approval of Tentative Parcel Map No. 80-1002; and WHEREAS, the City Council makes the following findings regarding the tract map: 1. The 'site is physically suitable for existing development; the land is flat and it is located in a developed area with existing streets, utilities, residences, and commercial activities located adjacent to this site. 2. The site is suitable for the present density of development; other projects of similar density have been constructed and are compatible with this area. 3. The design of the subdivision will not cause substantial environ- mental damage. 4. The design of the subdivision is not likely to cause serious public health problems because all necessary utilities and services presently serve the project. ' 5. The design of the subdivision will not conflict with easements, acquired by the public at large for access through, or use of, prop- erty within the proposed subdivision because no easements, acquired by public at large are located on the project site. 6. The discharge of waste from the subdivision into the existing community sewer system will not violate existing requirements prescribed by the local regional water quality control board pursuant to Division 7 of the Water Code. 7. The project is consistent with the City's General Plan. NOW, THEREFORE, BE IT RESOLVED that the City Council does hereby approve Tenta- tive Parcel Map No. 80-1002. PASSED, APPROVED, AND ADOPTED by the City Council of the City ~Seal Cal ifornia, at a meeting thereof on the 1/ (( day of Clu.. by the following vote: AYES: Councilmen 'ttt? &. .
