HomeMy WebLinkAboutCC Res 2720 1977-11-14 , I I '1 RESOLUTION NO.~~lI A RESOlUTION OF THE SEAL BEACH CITY COUNCIL CONDITIOM~llY APPROVING TENTATIVE TRACT MAP NO. 10084. an application was duly filed by Montecito Eight, a limited partnership. 9461 Grindlay Street, Cypress for Tentative Tract Map No. 10084; and WHEREAS, the property is presently described as lot 8, Tract No. 9458 and is more commonly known as 12580 Montecito Road, Seal Beach; and lolHEREAS, WHEREAS, the proposal is to convert a nine unit apartment building into a nine unit condominium in the R-3 zone; and WHEREAS, on October 5, 1977, the Planning Commission considered the proposed Tentative Tract Map and recommended to City Council, conditional approval of the Tract Map; and WHEREAS, the City Council makes the following.findings regarding the Tract tlap: 1. The site is physically suitable for development; the land is flat and it is located in a developed area with exist- ing streets, utilities, residences and commercial activities located adjacent to the project site. 2. The site is suitable for the proposed density of development; other pr'ojects of simil ar dens ity have been constructed and are compatible with the area. 3. The design of the subdivision will not cause substantial environmental damage. 4. The design of the subdivision is not likely to cause serious public health problems because all the necessary utiliites and services are available for the project. 5. The design of the subdivision will not conflict with ease- ments, acquired by the public at large for access through, or use of, property within the proposed subdivision because no easements acquired by the public at large are located on the project site. 6. Th~ discharge of waste from the proposed subdivision into the existing community sewer system will not violate existing requirements prescribed by the local regional water quality control board pursuant to Division 7 of the Water Code. 7. No residents will be displ~ced by the project because no urri ts are occupi ed. 8. The project is exempt from the provisions of C.E.Q.A. NOW, THEREFORE BE IT RESOLVED that the City Council does hereby approve Tentative Tract Map No. l0084 subject to the following conditions: 1. CC & Rs to be submitted to staff for revi~w and approval prior to recordation. " I I I Resolution Number 2. Payment of in lieu subdivision fees be pald to the city for recreational purposes. These fees are to be paid for the conversion of the apartment units into condominiums prior to the issuance of occupancy permits for the units. 3. Installation of three new fire hydrants and upgrading of two existing fire hydrants to city standards to the satisfaction of the Fire Chief. 4. Installation of emergency access pass through gates in locations specified by the Fire Chief in the rear wall. 5. Installation of automatic garage door openers on all garages. 6. landscaping plans to be submitted to the satisfaction of the staff.
