RESOLUTION NO. ,;) 7 ~ 3-
A RESOLUTION OF THE SEAL BEACH CITY COUNCIL
APPROVING A TENTATIVE PARCEL MAP.
WHEREAS, an applicati"on was duly f~led by James R. Watson, 101 Main Street,
Suite "A", Seal Beach, for parcel map approval; and
WHEREAS, the property is described, as the 3.5+ acre Edison triangle site
bounded by Pacific Coast Highway, Marina Drive and 5th Street;
and .
WHEREAS, the proposal is to divide' the site into seven (7) commercial
parce~s; and :
WHEREAS, on December 7, 1977, by R~solution 1115, the Planning Commission
approved and recommended ~o City Council approval of the
Tentative Parcel Map; and,
WHEREAS, the City Council makes the following findings regarding the
parcel map. ,

1) The si"te is physically suitable for development; the land
is flat; is in a deveJoped area with existing streets and
utilities located adjacent to the project site.
2) The site is suitable !or the proposed density of development.
3)
The design of the subdivision is not likely to cause serious
public health problems because all the necessary utilities
and services are avai1able for the project.
4) The design of subdivision will not conflict with easements
acquired by the public at large for access through, or use
of, property within the proposed subdivision because all
easements will be pro~ected.
5) The design of subdivision will not cause substantial
environmental damage.
6) The discharge of wast~ from the proposed subdivision
into the existing community sewer system will not violate
existing requirementsl prescribed by the local regional
water quality control board pursuant to Division 7 of the
Water Code.
NOW, THEREFORE, BE IT RESOLVED that the City Council does hereby approve
the parcel map subject to the following conditions:
a) Increase the size of Lot 2 to a minimum of 70 ft. x 100 ft.
b) Increase the size of Lot 3 to a minimum of 77 ft x 100 ft.
c) Provide a water main from 5th Street to Marina Drive parallel to
Pacific Coast Highway to the satisfaction of the City Engineer.
d) Provide a new electrical service to the signal at 5th Street and
Pacific Coast Highway,
e) Landscaped parking lot islands. to be 3 feet shorter than the parking
stalls to improve turning radius.
f) Interior site drainage and sto'rm drains to the satisfaction of the
City Engineer.

g) Provide curb, gutters and sidewalks on all streets fronting the site
to the satisfaction of the Cit~ Engineer.
h) Provide street lights on all streets fronting the site to the
satisfaction of the City Engin~er.
i) Install fi~~.hydrants (number,' type and location) to the satisfaction
of the Fire CHief.
j) Parcel map approval subject to zone change from C-O to C-2.

k) All compressor and condensor fans for central air conditioning shall
be accoustically and architecturally shielded.
