RESOLUTION NO. d r/ J7'
A RESOLUTION OF THE SEAL BEACH CITY COUNCIL
APPROVING TENTATIVE TRACT MAP 10422
WHEREAS, an application was duly filed by James R. Watson, 101 Main
Street, Suite A, for Tentative Tract Map 10422; and
WHEREAS, the propert~ is described as Lot 10, and ~ of Lots 8 and 12,
Block 216, Tract 10, and is more commonly known as 310 16th St.; and
WHEREAS, the proposal is to convert a duplex into a two unit condominium;
and
WHEREAS, on August 2, 1978, ~y Resolution No. 1158, the Planning
Commission approved and recommended to City Council approval
of Tentattve Tract Map No. 10422; and \
WHEREAS, the City Council makes the following findings regarding the
tract map:
1. The site is phYsically suitable for existing development;
the land is flat and it is located in a developed areaz
wtth existing streets, utilities, restdences and commercial
activities located adjacent to this site.
2. The site is suitable for present density of development;
other projects of similar density have been constructed
and are compatible with the area.
3. The design of the subdivision will not cause substantial
environmental damage.
4. The design of the subdivision is not likely to cause
serious publtc health problems because all the necessary
utt1ttfes and services presently serve the project.
5. The destgn of the subdivision will not conflict with
easements, acquired by the public at large for access
through, or use of, property within the proposed
subdtvtston because no easements, acquired by the public
at large are located on the project site.
6. The discharge of waste from the subdivision into the
extsttng community sewer system will not violate existing
requirements prescribed by the local regional water quality
control board pursuant to Division 7 of the Water Code.
7. The project is consistent with the City's General PlaH.
NOW, THEREP0RE, BE IT RESOLVED that the City Council of the City of Seal
Beach does hereby ~pprove Tentative Tract Map 10422 subject to the
payment of $840 of in lieu parkland dedication fees, payable at time
of approval of final tract map.
PASSED, APPROVED AND ADOPTED by the City Council.~J{the City
