A RESOLUTION OF THE SEAL BEACH CITY COUNCIL
APPROVING TENTATIVE TRACT MAP NO. 10428.
WHEREAS, an application was duly filed by Phillip and Linda Oliver,
300 Ocean Avenue, for Tentative Tract Map No. 10428; and
WHEREAS, thepproperty is described as Lot 23 and 20 feet of Lot 25,
Block 9, Bay City Tract, and is more commonly known as
125 10th Street; and
WHEREAS, the proposal is for construction of a three-unit condominium;
and
WHEREAS, on August 16, 1978, By Resolution No. 1161, the Planning
Commission approved and recommended to City Council approval
of Tentative Tract Map No. 10428; and
WHEREAS, the City Council makes the following findings regarding the
tract map:
1. The site is physically suitable for existing development;
the land is flat and it is located in a developed area
with eXisting streets, utilities, residences and commercial
activities located adjacent to this site.
2. The site is suitable for the present density of development;
other projects of similar density have been constructed
and are compatible with the area.
3. The design of subdivision will not cause substantial
environmental damage.
4. The design of the subdivision is not likely to cause
sertous public health problems because all necessary "
utilities and services presently serve the project.
5. The design of the subdivision will not conflict with
easements, acquired by the public at large for access
through, or use of property within the proposed subdivision
because no easements acquired at large by the public are
located on the project site.
6. The discharge of waste from the subdivision into the
existing community sewer system will not violate existing
requirements prescribed by the local regional ~ter quality
con~rol board pursuant to Division 7 of the Water Code.
7. The project is consistent with the City's General Plan.
NOW, THEREFORE, BE IT RESOLVED that the City Council of the City of
Seal Beach does hereby approve Tentative Tract Map No. 10428 subject
to:
1. Submission of C C & R's to staff for review and approval prior
to recordation.
2. Payment of $1,260 in lieu park land dedication fees, payable at
time of the final inspection of the building.
