ORDINANCE NO. ~~~.~
AN ORDINANCE OF THE CITY OF SEAL BEACH AMENDING
CHAPTER 28, ZONING, OF THE CODE OF THE CITY OF
SEAL BEACH BY ADDING SECTION 28-243.1, INDUSTRIAL
PARK, AND BY AMENDING SECTION 28-1500 AND 28-1501,
LIGHT ~ANUFACTURING ZONE (M-1 ZONE)
THE CITY COUNCIL OF THE CITY OF SEAL BEACH DOES ORDAIN AS FOLLOWS:
Section 1. Chapter 28, Section 28-200, is amended by the addition of Section
28-243.1 as follows:
28--243.1 Industrial Park.
"Industrial park" is a development in which all buildings are constructed
under one architectural style, the property is developed under a master
plan and roadways, landscaping, parking, signing, and are designed to
present a harmonious visual and functional image.
Section 2. Chapter 28, Section 28-1500 is amended to read as follows:
It is the intent of the City to encourage and require all development
in the M-1 zone to take place under an industrial park concept in order
to insure compatibility with surrounding land use and to preserve the
general health, safety and welfare of the community.
Sec. 28--1500 Permitted Uses.
The following permitted uses shall be conducted wholly within an
enclosed building:
(1) Wholesale businesses;
(2) Aircraft manufacturing;
(3) Automobile painting and body work;
(4) Boat building, repairing and outfitting;
(5) Bottling plant;
(6) Light manufacturing and component assembling;
(7) Research and development;
(8) Veterinary hospitals;
(9) Warehousing;
(10) Other similar enterprises when interpreted by the planning commission
as meeting the intent of light manufacturing uses;
(11) Accessory buildings and uses customarily incidental to any of the
above uses when located on the same site with the main building.
Section 3. Chapter 28, Section 28-1501 is amended to read as follows:
Sec. 28--1501. The following permitted uses shall be conducted within an
enclosed building or conducted behind a six-foot high wall of concrete
block or other material as approved by the planning director.
(1) Building materials yard;
(2) Vehicle storage yard.

Section 4. The City Clerk shall certify to the passage and adoption of this
ordinance and cause the same to be published and posted for a
period of thirty days.
