AN ORDINANCE OF THE CITY OF SEAL BEACH
AMENDING ARTICLE l5B AND SECTION 1801.1
OF ARTICLE 18 OF THE ZONING APPENDIX OF
THE SEAL BEACH CITY CODE RELATED TO
SURFSIDE COLONY.
THE CITY COUNCIL OF THE CITY OF SEAL BEACH DOES ORDAIN AS FOLLOWS:
Paragraph 2 of Sec. l50lB, Yard Requirements, in Article l5B, shall be
amended to read as follows:
"2. Side Yard.

A garage or carport shall maintain a zero
on the westerly side and a five (5) foot
on the easterly side of any lot."
Subparagraph (4) of Paragraph A. Zoning, of Sec. 1801.1 in Article 18,
shall be amended by the deletion of the last two sentences which read
as follows:
"The zero setback side yards shall be on the easterly side of
all lots zones S-P. The 5' setback sideyards shall be on the
westerly side on all lots zones S-P."
Sub-subparagraphs (b) and (c) of Subparagraph (3) of Paragraph B, Yard
requirements R-l and R-3, of Sec. 1801.1 in Article 18, shall be
amended to read as follows:

".(b) Block B: Anderson Street (Lot.l) northwesterly to Sea
Way (Lot 70): The first floor shall setback three (3) feet
from rear property line. The second and third stories may
cantilever to rear property line."
"(c) Block B and Block C: Sea Way northwesterly to end of
Colony: The minimum rear yard shall be three (3) feet."
Subparagraphs (1) and (2) of Paragraph D, Parking Requirements, of
Sec. 1801.1 in Article 18, shall be amended to read as follows:
"(1) R-l Zone: Each dwelling unit shall be provided with two
(2) off-street parking spaces."
"(2) R-3 Zone: Each dwelling unit shall be provided with two
off-street parking spaces."
Subparagraph (4) of Paragraph D, Parking Requirements, of Sec. 1801.1
in Article 18, shall be amended by the addition of Sub-subparagraphs
(a) and (b) as follows:

"(a) Block B, Anderson Street (Lot l) northwesterly to Sea
Way (Lot 70) Future Development: Upon development or redevel-
opment of said properties with parking provided off-site in
the S-P Z,one, provisions for a two-car garage area shall be
included within the new residence. Said garage area need not
be used as a garage until such off-site parking becomes
available. Construction of this garage area shall be in
compliance with the Building Code for its ultimate use. Upon
request for a building permit for a new residence, applicant
must sign an agreement with the City of Seal Beach binding
upon his heirs, successors and assigns that such garage area
will be converted to its intended use as a garage when off-
site parking becomes unavailable."

(Lot 70), Remodeling: Upon remodeling of single family residences,
when parking is proposed to be located off-site in the S-P Zone,
said on-site area previously used for parking purposes shall be
reconverted for parking purposes should parking inothe S-P Zone
become unavailable. Upon request for a building permit to
remodel, the applicant must sign an agreement with the City
of Seal Beach binding upon his heirs, successors, and assigns
that sbch on-site garage area will be reconverted to its intended
use as a garage when off-site parking becomes unavailable."
