AN ORDINANCE OF THE CITY OF SEAL BEACH AMENDING
ORDINANCE NO. 628 (ZONING) WITH THE AMENDMENT
OF THE OFFICIAL ZONING MAP BY CHANGING THE ZONE
OP THE now CHEMICAL CO. PROPERTY FROM M-2, HEAVY
MANUFACTURING, TO R-4, HIGH RISE MULTIPLE RESIDENTIAL
ZONE.
THE CITY COUNCIL OF THE CITY OF SEAL BEACH DOES ORDAIN AS FOLLOWS:
Section 1. With reference to the Official City Zoning Map, Ordinance No. 628
(Zoning) is hereby amended by changing the zone of the now-Chemical
Company property, described as Assessor's Parcel No. 043-160-02 and
specifically described in Exhibit "A" attached, from M-2, Heavy
Manufacturing, to R~4, High Rise Multiple Residential, in compliance
with the General Plan for the City of Seal Beach, the Riverfront
Redevelopment Project, and the Participation Agreement with Dow
Chemical.
Section 2. The City Clerk shall certify to the passage of this ordinance by the
City Council of the City of Seal Beach and shall cause the same to
be posted according to law and it shall take effect thirty (30) days
after its final passage and adoption.

,WHEREAS, in the matter of Zone Change Application No. CZ-1-69 the Planning

Commission of the City of Seal Beach does rep,ort as follows:

1. Subject request initiated ~y the City of Isea1 Beach:
2. See attached sheet for legal description~
3. Applicant request a zone change from M-21 Heavy Manufacturing to R-4,
High Rise Multiple Residential. I
WHEREAS, the Planning Commission findings are as follows:
1. The zone change is in compliance with thl General Plan for the City of
Seal Beach, the Riverfront Redeve1opment:Project, and the Participation
A~reement with Dow Chemical. I
NOW, THEREFORE, BE IT RRSOLVED that the Planning Commission of the City of
Seal Beach does hereby approve Zone Change Application No. CZ-1-69 and
recommends its adoption by the City Council. I
ADOPTED AND APPROVED this 19th day of November.

Being portions of Lots 1 and 2 of Tract No. 1077, .as per map thereof
recorded in Book 18, Pages 194 and 195 of Maps, in the office of the
County Recorder of Los Angeles County, Ca1ifqrnia; also a portion of
the San Gabriel River as shown on said map of Tract No. 1077; also a

portion of Lot 2 of San Gabriel Extension of ,Naples as per map there-
of recorded in Book 7, Page 31 of Miscellaneous Maps in the office of

the County Recorder of Orange County, Ca1ifo~ia; also a portion of
the San Gabriel River as shown on said Map o~ San Gabriel Extension
of Naples, described as follows: :

Beginning at the intersection of the Southwesterly line of said
Lot 2 of San Gabriel Extension of Naples wit~ the Northwesterly line
