THE CITY COUNCIL OF THE,CITY OF SEAL BEACH DOES ORDAIN AS FOLLOWS:

Section 1. Ordinance 628 (Zoning) is hereby amended by adding Section
1801.1 as follows:
Section 1801.1 District III Zoning Schedule
A. Zoning
(1) The following areas shall be zoned R-l (One-Family
Residential Zone):
(a) Block A excepting the following lot as designated
By Assessor's Parcel Number 106-023~2 on the
1968-69 Assessors Map'Book.
(~) Block B excepting the f~llowing lots as designated
by Assessor's Parcel Numbers 106-012-16 and
106-021-35 on the 1968-69 Assessors 'Map Book.

(c) Block C,excepting the following lots as designated
by Assessor's Parcel Numbers 106-012-15, and 106-021-2
on the 1968-69 Assessors Map Book.'

immediately southwest of Block A as delineated by
(a) above'. '
(2) The following lots designated by the following Assessor~s
Parcel Numbers shown in the 1968-69 Assessor's Map Book
shall be zoned R-3 (Multip'le Residential Zone):
(a) Block B: A.P. No. 's 106-012-16, and 106-021-35
(b) Block,C: A.P. No. 's ,106-012-15, and 106-021-2
(3) The following parcels shall be zoned C-l (Service ,
Commercial Zone):
(a) The three (3) parcels bounded by Pacific Coast
Highway, Anderson Street and Pacific Electric
Right-of-Way designated by Assessor's Parcei
Numbers 106-050-2, 106-050-33, and 106-050-34
in the 1968-69 Assessors Map Book.
(b) 'Assessor's Parcel Number 106-023-2' in the 1968-69
Assessors Map Book including a 22' wide strip of
beach immediately southwest of said parcel.

(4) The fifty (50) ,foot wide Pacific Electric Right-of-Way
,immediately adjacent to the north and northeasterly
property line of Surfs ide Colony Ltd. from the north-
westerly side of Anderson Street 2300'+ to that street
k~own'as Phillips Street shall be zoned S-P Parking
Zone. ,The zero setback side yards shall be on the
easterly side of all lots zoned S-P. The 5' setback
side yards shall be on the westerly side of all lots

B. Yard Requirements - R-l and R-3
(1) Front 'Yard: The ground floor shall setback two and one-
half (21,) feet .from the front property line, however no
building permit shall be issued unless the first floor
is setback two and one-half (21,) feet from the sea wall.
,The second and third stories may cantilever 'to 'two and
one-half (21,) feet from first floor line, however in no
case shall said second 'and third floor encroach the
sea wall.
Front, yard shall be defined as that' portion of a lot'
abutting a street. The front yard of a corner lot
shall be the narrowest width abutting a street.
(2) Side Yard: The minimum side yard shall be three (3)
feet.
(3). Rear Yard:
(a), Block A: No' rear yard required.'
(b) Block B: (Anderson Street: (Lot 1) northwesterly
to "No Name Street" (Lot 70):, The first floor
shall "setback three (3) feet from rear property .
line. The second and third stories may cantilever
to rear property line.

Future Development: Upon redevelopment of single
, family properties with parking off-site, provisions for
a two-car garage' area shall be included within the new
residence. Said garage area need not be used as a garage
until such off-site' parking becomes unavailable.

applicant meets all parking requirements.
