Section 1.
All property

a copy of ~hich is attached

heretcl as Exhibit "A" and made

a part hereof, and included in sa~d Annexation 66-1 is
hereby zoned C-2 (General Commercial Zone), effective when
annexation of said property to th~ City of Seal Beach shull

become effective. Said map is heteby adopted as a prezoning

map and said map shall constituteian a~en~~ent to and a part
of the City's zoning map when sai4 annexation' s~all become

effective. I

Section 2. Notw~thstandirig the provisions of Section

1 hereof, the off-street parking requirements prescribed by

Ordinance No. 628 of the City of ~eal Beach are modified as

to said property, in that cor.lIuon parking faci.lities shall be

provided for'all uses of said property, with a to~al gross

area devoted to automobile p8rkin~ (including traffic lanes

and turning areas incident to parRing) equal to one and one-
half (1-1/2) times the total of tJe gross areas of said :
prop~rty occupied by buildings, a1 provided by resolution of

designated R-4, adjacent to prope~ty zoned C-2, such wall
constructio~ to be completed with~n two (2) years from date
hereof. The portion of said map !attached as Exhibit "B",

showing sa~d R-4 zoned property, ~s here~y adopted as a

prezoning map and said map shall qonstitute an amendment to

and a part of the City's zoning m~p when said annexation shall

Section 4. Notwithstanding the provisions of Section
3 hereof, the requirements 'prescrJbed by Ordinance No. 628
are modified as to said R-4 zoned property, in that:
(a) The maximum pen cent of lot coverage

shall be eigcty percent (80%);
,(b) The parking sp+es required shall be
one and one-half (1-~/2) nor each dwelling unit; and
(c) No alleys shalJ be required, as provided
by resolution of the Planning conuJissir,n granting a variance
theretor.
