NAY 6, 1981, IN THE COUNCIL CHN1BERS OF THE CITY ADNINIS-
TRAT!ON BUILDING, 211 8th STREET, SEAL BEACH. THE r~EETIrjG
WAS CALLED TO ORDER AT 7:30 P.M. BY CHAIRMAN COVINGTON AND
THE PLEDGE TO THE FLAG WAS LED BY VICE-CHAIRr,jAN GILKERSON.

The minutes of the April 1, 1981 meeting were approved as submitted.
PUBLIC HEARINGS
A. Marina View Terrace, Tentative Tract 11444
Public Hearing on a Tentative Tract for a six (6) unit condominium at First
Street and Marina Drive. Secretary requested that the matter be continued for
t~IO (2) weeks in order to resolve some errors on the Tract Map relative to the
area of the parcel. With concurrence of the Commission, the matter was
continued to May 20, 1981.
ORAL COi11.1UNICATIONS
Covington questioned proposed condition #3 on Jentative Tract 11444 related
to placing the sidewalk along the back of curb. He questioned the safety of
placing the sidewalk near the curb rather than behind the parkway.

NEVi BUS I NESS
A. Mobile Homes on R-1 Lots
Secretary presented a Staff Report on Senate Bill 1980 l'lhich requires cities
to adopt regulations permitting mobile homes on lots suitable for single family
residences. This matter Vii 11 be before the Planning Commission for Public
Hearing on May 20, 1981.
The Commission discussed the possible effects of the legislation on Seal Beach,
Because of the City's existing regulations dealing vlith minimum unit size, set-
backs, lot coverage and on-site parking, most small lots are not suited for mobile
homes and mos t other lots are developed at the present ti me.

REPORT FROM SECRETARY
Covington asked about the status of the CEIP loan for the DWP property.
Secretary noted that the House of Representatives approved the loan and
that the matter is now in the Senate.
Meeting adjourned at 8:15 p.m.
