A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
SEAL BEACH, CALIFORNIA, A CHARTER CITY, MODIFYING
REQUIREMENTS CONCERNING AVERAGE LOT SIZE AS
SPECIFIED BY RESOLUTION NUMBER 1342.
THE CITY COUNCIL OF THE CITY OF SEAL BEACH, CALIFORNIA, DOES HEREBY
RESOLVE :
WHEREAS, On November 2, 1964, by Resolution Number 1342, it was
specified that the area for single-family residence in
Annexation 64-1 was to be zoned R-l -5200 minimum -
5500 average; and
WHEREAS, The Planning COIIlIIIis s ion on the 15 th day 0 f May, 1968,
approved Variance Application V-9-68 granting a variance
by Resolution Number 216 as to lot size, specifying an
average of 5,491 square feet in Tentative Tract 5699.
NOW, THEREFORE, BE IT RESOLVED that the requirements for average
lot size of areas zoned for single-family residence within Tenta-
tive Tract 5699, a portion of Annexation 64-1, shall be 5,491
square feet with the minimum size lot to remain at 5,200 squaEe
feet.
PASSED, APPROVED, AND ADOPTED BY THE CITY COUNCIL OF THE CITY OF
SEAL BEACH, CALIFORNIA, at a meeting thereof held on the 17th day
of June, 1968, by the following vote:

OF SEAL BEACH APPROVING VARIANCE V-9-68 FOR REDUCTION
OF LOT AVERAGE FROH 5500 SQUARE FEET TO Iu'l AVERAGE
OF 5491 SQUARE FEET FOR TENTATIVE TRACT NO. 5699.

mlEREAS, in the natter of Variance No. V-9-68, the Planning Commission of the
City of Seal Beach does report as ,follows:

mlEREAS, the Planning Commission findings are as follows:
l. Subject request initiated by Woodbine Corporation, 8857 West Olympic Blvd.,
Beverly H~lls, California. I

2. Subject property is legally described as Tentative Tract No. 5699.
3. Subject request is for reduction of lot average from 5500 square feet to an
average of 5491 square feet per lot.
l. Subject request will not adversely aff~ct the General Plan.
2. A mor~ efficient layout will result by this minor adjustment.
3. Subject lots exceed the minimum area and width requirements.
4. The granting of this variance will not be detrimental to the public welfare
because it allows the homes to be priced at a lower range than would otherwise
be possible.
,t 5. No oral or wI'itten objections were received.
NOW, THEREFORE, BE IT RESOLVED that the Planning CommisRion of the City of Seal
Reach does hereby approve Variance No. V-9-68 reducing the average lot area in
Tentative Tract 5699 from 5500 square feet to 549l square feet.
APPROVED AND ADOPTED this l5th day of Hay, 1968.
