ORDINANCE NO. ~'7~
AN ORDINANCE OF THE CITY OF SEAL BEACH,
CALIFORNIA, AMENDING SUB-SECTIONS A & B
OF SECTION 4 OF ORDINAMCE NO. 199;
PROVIDING FOR REPEAL OF ALL ORDINANCES
IN CONFLICT THEREWITH PROVIDING FOR AN
EMERGENCY; PROVIDING FOR PUBLICATION
THEREOF.
The Ci ty C,ouncll of the Ci ty of Seal Beach,
8 California, does 'ordain as follows:
9 Section 1: That sub-sections A and B of
10 Section /14 of Ordinance No. 199 entitled "AN ORDINANCE
11 OF THE CITY OF SEAL BEACH, CALIFORNIA, 'REGULATING
12 AND LIMITING THE HEIGHT AND BULK OF BUILDINGS AND

13 OTHER STRUCTURES HEREAFTER ERECTED; REGULATING AND
14 DETE&~INING THre AREA OF YARDS, COURTS AND OTHER OPEN
15 SPACES; LIMITING AND RESTRICTING THE LOCATION OF
16 RESIDENCES, APARTMENTS, BUSINESSES, PUBLIC AND SElII-
17 PUBLIC USES, TRADES A~ID INDUSTRIES, AND THE LOCATION
18 OF BUILDINGS AND OTHER STRUCTURES DESIGNED FOR ANY

SPECIFIED USE; ESTABLISHING THE BOUNDARIES OF DISTRIC

amended to read as follows:
Section 4: Single Family Residence District

(a) In the single family residence district
no building or other structure or lot shall be used

altered or enlarged which is intended or designed

1 for use other than a single family residence together
2 with the outbuildings necessary to such use located
3 on the same lot or parcel of ground, including a
4 private garage when the ground area of such garage
5 I is not greater than 800 square feet, provided (l) when
6 a lot shall have a width of 25 feet or more and the
7 residence thereon shall cover a ground area of 650
8 square feet o~ more it shall be lawful, in the rear
\
9 of such lot, to erect a two story structure covering
10 a minimum ground area of 400 square feet and designed,
11 altered or enlarged as a double garage on the ground
12 floor and a single family dwelling on the upper floor,

13 and provided (2) when a lot shall have a width of
14 25 feet or more and a residence has heretofore been
15 erected in the rear of such lot and such residence
16 covers an area of at least 400 square feet it shall
17 be lawful to erect in the front portion of such lot
18 another single family residence covering a minimum
19 area of 650 square feet.
(b) No building shall be used, nor shall any
21
I building be erected, altered or enlarged on any
22
lot which has an area of less than twentY-four hundred
23 I
(2400) square feet, provided that a residence may be
24
erected on a lot which has an area of less than twenty
25
four hundred (2400) square feet if such lot shall have
26
existed, as such, prior to the date upon which this

Section 2: The City Council deems that aN

being as follows:

1 Japan it has become necessary that a U.S. Naval
2 Ammunition and Net Repair Depot be constructed adjace t
3 to the City; that by reason of the construction of
4 said government project a large number of civilian
5 employees are employed in and about the construction
6 I thereof; that the City of Seal Beach is without
7 adequate housing facilities with which to house said
8 civilian personnel; it is the desire of the City
9 Council of the City of Seal Beach and the citizens
10 of Seal Beach to cooperate with the U. S. Government
11 in the construction of any buildings both for sale
12 and for rental purposes in order to assist in the
13 housing of civilian and Nav.y personnel connected with
14 said Government project; that it is necessary that
15 immediate steps be taken to change the present
16 existing zoni~g ordinance in order that additional
17 housing facilities may be constructed upon Single
18 lots now within the City.
19 Section 3: All Ordinances or parts of
20 Ordinances in conflict with this Ordinance are hereby
21 repealed.
Section 4: The City Clerk shall certify to
23 the adoption of this Ordinance by the City Council
24 of the City of Seal Beach, California, and shall cause
25 the same to be published once in the SEAL BEACH POST
26 & ~'JAVE a newspaper of general circulation. printed
27 and published in said City and said Ordinance shall
