MINUTES OF PLANNING COMMISSION MEETING OF OCTOBER 20, 1965 The Seal Beach Planning Comm1ssion met in regular seSS10n on Wednesday, October 20, 1965 in the Counc1l Chamger at City Hall. Present: Absent: Ray Boeger, Tom Crowley, Sutter Kunkel Mrs. Lanning, Ed Twining Meeting called to order at 7:37 P.M. by Chairman Boeger. The m1nutes of meeting of October 6, 1965 were approved as presented. 1. Use Variance - Mrs. Laurette Atkinson (Application No. UV-1-65) . Mrs. Atkinson requested a Use Variance to allow construct10n of a third unit on her R-2 Zoned property at 228 and 230 17th Street. She proposed to add a second story to an existing storage building on the property to create an add1t10nal apartment to serve as her personal liv1ng quarters. The basis for the request was the odd triangular shape of the lot and its large area (approximately 2~to'2q times as large as typical lots in this neighborhood). Also, 4 garage spaces are already provided on the property, with space available for 3 additional outs1de parking spaces. No oral protests. One wr1tten protest. It was moved by Mr. Crowley and seconded by Dr. Kunkel to approve this Use ~\ (A~ (~....) Variance and to forward 1t to the City Council for their consideration. It ,~~ passed unanimously by those members present. The Commission's new member, Mrs. Merva Lanning, arr1ved at approximately 8:15 P.M. and was introduced to the other comm1ssion members. 2. Informal discussion of a proposal for construction of a new commercial building in the 900 block of Electric Avenue for Stan Miller. On a 50 x 110 foot lot he proposes to construct a two-story building, containing 3 retail commercial or service shops on the ground floor and a custom sail mak1ng shop on the second floor. The Commission determined that these were proper uses for the C-2 Zone. It was also determined that the required off-street parking for these types of uses (as prescribed by Code) would be 1 space for each 500 square feet for the ground floor uses and 1 space for each 800 square feet for the second floor sail shop. Mr. Miller was informed that a detailed site plan must be prepared if any further consideration was desired. No further business, the meet1ng was adjourned at 9:12 P.M. .
