Present: Absent: Ed Twining, Tom Crowley, Sutter Kunkel Ray Boeger (Ill) In the absence of Chairman Boeger the meet1ng was called to order at 7:37 P.M. by Chairman Pro-Tem Twining. I. Public Hearing - V-3-65, Hubbard, Side Yard Entry Variance Variance application from Lorene Hubbard, 129 2nd St., Seal Beach, (represented by builder Roy Thurman) to permit an exception to the code requirements of a 5 foot side yard for apartment entTies facing the side of the property. This request is for construction of new 2-un1t apartment on a 24 foot wide parcel, which is presently empty, located at 120 1st St., Seal Beach. The Commission and applicant discussed the situation at great length. It was determined that no variance of this nature has geen asked for or granted since the passage of the present zoning ordinance. All problems have been satisfactorily resolved by builders adJusting their plans to fit the requirements. It was determined that by granting a variance to allow a small reduction in the width of garages that the site could be built upon without cutting down the entry requirements. Mr. Crowley moved that the matter be cont1nued unt11 the next commission meeting to obtain additional information and advice from the Building Inspector, and that he be requested to be present at the next commiss10n meeting. Seconded by Dr. Kunkel. Passed unanimously by members present. II. Public Hearing - V-4-65, Em11y P. Greenbaum, Side Yard Variance . Variance appl1cation from Emily P. Greenbaum, 1729 Harbor Way, to permit extens10n to the rear of an existing carport wh1ch will project within the required 5 foot side yard (will reduce side yard to 3~ feet). Location is at 1729 Harbor Way. Existing carport intrudes to 3~ feet from side property line. Proposed new construction would be extension of this intrusion to the rear. Dr. Kunkel moved that Variance V-4-65 be granted, subject to the condition that the construction be an open carport only and shall never be enclosed in the future. Seconded by Mr. Crowley. Passed Unanimously by members present. (Resolution #17) III. Tentative Tract Map 5934 After discussion with Mr. McCune, representing S & S Construction,~and a presentation by the City Engineer of his recommendations, a resolution approving the Tentative Tract Map of Tract 5934, with stated condit10ns, was introduced by Dr. Kunkel and seconded by Mr. Crowley. Passed unanimously by members present. (Resolution #18) IV. Name change request - Tract 5847 Mr. McCune requested that the name of College Estates Dr1ve shown on Final Recorded Map of Tract 5847 be changed to College Park Drive. The reason for the requested change is conflict with nearby tracts in Long Beach. The City of Long Beach has already approved this name for the portion of the tract access road located in that city. Mr. Crowley made a motion that the name be changed to College Park Drive, as requested, and that the Secretary should take care of any details involved in making the change effective.
