MINUTES OF TIlE PLANNING COMMISSION MEETING OF NOVEMBER 30, 1966
The Seal Beach Planning Commission met in special session on Wednesday, November
30, 1966, in the Council Chamber at City Hall.
Present
Absent:
Boeger, Crowley, Jones
Lanning, Murphy
The meeting was called to order by Chairman Boeger at 7.33 P.M.
Minutes of the meetings of November 16, 1966 and November 23, 1966 were approved
as presented.
Mrs. Lanni~g and Mr. Murphy's absences were excused because of illness.
I. Public Hearing - Sidney M. Ehrman & Wells Fargo Bank, CZ-I-66; and,
Sidney M. Ehrman & Wells Fargo Bank, PP-1-66; and,
Plan Review - Tentative Maps for Tracts 6345 and 6346
Sidney M. Ehrman and Wells Fargo Bank, executors of the will of Florence Hellman
Ehrman, requested a change of zone from C-I to R-l 3000 and C-2, approval of
a precise plan, and approval of tentative maps for Tracts 6345 and 6346 on
property described in the attached Exhibit A. These two pub11c hearings and
the review of the two tentative maps were held concurrently.

A report to the Comm1ssion from John Stratford, City Engineer and Secretary to
the Planning Commission, regarding these applications was submitted, read aloud,
and all points and cond1tions were generally discussed. Five additional
conditions were added to those concerning the Precise Plan Applicat10n.
Mr. Crowley moved to recommend to the City Council the adoption of the zone change
from C-l to R-13000and C-2 with the conditions as shown in the City Engineer's
recommendation. Seconded by Mr. Jones and passed unanimously by the members
present. Resolution No. 102.
Mr. Jones moved to recommend to the C1ty Council the adoption of the Precise
Plan with the conditions as shown in the City Eng1neer's recommendation which
includes map sheets 1 through 6 and which includes tentative maps for Tracts
6345 and 6346. Seconded by Mr. Crowley and passed unanimously by the members
present. Resolution No. 103.
Mr. Jones moved to approve the tentative maps for Tracts 6345 and 6346 subJect
to conditions as shown on the map sheets and in the City Engineer's recommendation.
Seconded by Mr. Crowley and passed unanimously by the members present.

No further business, the meeting was adjourned at 9:07 P.M.

Superior Court of Californ1a, in and for the County of Los Angeles, Case No.
13527, a certified copy of the Final Decree of sa1d case hav1ng been recorded
February 2, 189l in book 14 page 31 of Deeds, 1n the office of the county recorder
of sa1d Orange County, bounded southwesterly by the northeasterly line of the
land described in deed to the Pac1f1c Electric Railway Company, recorded November
10, 1903 in book 92 page 349 of Deeds, records of sa1d Orange County, southeasterly
by the northwesterly line of that strip of land 80.00 feet 1n width described in
deed to the C1ty of Seal Beach, recorded June 22, 1956 1n book 3554 page 120 of

express limitat10n that any and all operations for the exploration, development,

Parcel 1 as hereinabove described shall be subject to an easement 10 feet in
width extending along the entire northwestern boundary of the said parcel, for
the purpose of instal11ng, ma1ntaining, replac1ng and reinstal11ng a sewer line
of sufficient size and capacity to adequately serve certa1n property to the
northeast of said parcel, to which said easement shall be appurtenant.
