MINUTES OF THE PLANNING COMMISSION MEETING OF DECEMBER 7, 1966 The Seal Beach Planning Commission met in regular session on Wednesday, December 7, 1966, in the Council Chamber at City Hall. Present: Absent: Boeger, Crowley, Murphy Jones, Lanning - The meet1ng was called to order by Cha1rman Boeger at 7:30 P.M. Minutes of the meeting of November 30, 1966 were approved as presented. I. Public Hearing - Gerald S. Miller, V-16-66 Gerald S. Miller, ll40 Driftwood Ave., Seal Beach, requested a variance to construct a fence on the sideyard ~roperty line of a corner-lot abutting the street and to construc~Jan addition to the existing building which would extend into the front yard setback. The property is described as Lot 324 of Tract l817. No protests were received. A petition signed by several ne1ghbors approv1ng the request was received. After discussion, Mr. Murphy moved and seconded by Mr. Crowley to defer further consideration until addit10na1 information could be subm1tted regarding the proposed building addit10n. Motion Passed unanimously. Mr. Miller requested that the build1ng add1tion be deleted from the request and immediate considerat10n be given to the proposed fence. By a motion from Mr. Crowley, second by Mr. Murphy, and passed unanimously by the members present, the hearing was reconvened to consider the fence only. The fence would not be detrimental to ne1ghborhood and would not create any traffic hazard. Mr. Crowley moved to approve the construct10n of a fence as submitted. Seconded by Mr. Murphy and passed unanimously by the members present. Resolut10n No. 105. II. Public Hearing - Frank J. Musso, V-17-66 Mr. and Mrs. Frank J. Musso, 10003 Tristan Drive, Downey, requested a variance to permit seven living units on a 5500 square foot parcel of land. The property is described as Lots 1 & 2, Block 3, Bay City Tract. The street address is 301 Ocean Avenue. Verbal protests were made by Lawrence Peters, 211 Ocean, and Mrs. Ledbetter, ll2 3rd St. No written protests were received. Mr. Musso stated that it would be possible to build two separate buildings w1th three un1ts 1n each and be able to sell them easier in the future as separate parcels. He hoped to be allowed the 7th unit by constructing a single, more attractive unit. He also would have required parking for 7 units as well as observing all other requirements of the code. Mr. Crowley moved to approve the variance to allow 7 units on a 5500 square foot parcel subject to reV1ew and approval of final construction plans by the Plann1ng Commission and subject to compliance with all other requirements. Seconded by Mr. Murphy and passed unanimously by the members present. Resolution No. 106. . e . III. Other Business Mr. Andre Gettner made an informal request for informat10n regarding a spec1alty automotive tune-up and brake shop on Pacific Coast Highway. This would be s1milar to an existing use. He was advised to submit a request for a Use Variance. Commission members advised of a spec1al course being given at U.C.I. for persons interested 1n the field of local and urban environment. Mr. Stratford instructed to get further information and applications.
