The City of Seal Beach Planning Commission met in regular session at 7:35 p.m. with Vice
Chairman Soukup calling the meeting to order with the Salute to the flag.

voice vote would be taken so Chairman Dahlman's abstentions could be so noted.

Staff Report
Mr. Curtis presented the staff report. [Staff report on file in the Planning
Department].The applicant seeks approval to construct a covered roof access
structure (CRAS) in conjunction with the remodel of a single family residence at
1303 Seal Way.
Commission Comments on Staff Report
Commissioner Law noted the structure is now a duplex and the applicant is going
to make a single family residence out of it. The plans show it could be put back
to a duplex and asked what impact this could have on this approval? Mr. Curtis
said it would make a difference if the applicant did convert the structure back to
a duplex because once the building is converted to a single family dwelling it
must remain a single family dwelling. That's why Condition of Approval #4
requires a covenant be recorded on the property's title, stipulating it will be a
single family dwelling.
Public Hearing
Chairman Dahlman opened the Public Hearing.
Ms. Fillmann indicated no communications have been received regarding this
item.
James Freimuth * 1301 Seal Way
Mr. Freimuth said it would be difficult to return this property to a duplex due to
the interior layout. He indicated the structure to his west is a three-story
apartment building so his CRAS would not block that view.
With no one wishing to speak in favor or against this application, the Public
Hearing was closed by Chairman Dahlman.

STAFF CONCERNS
There were no staff concerns.
COMMISSION CONCERNS
Commissioner Soukup resigned from the Planning Commission effective June 23, 1994, noting
the demands of his work necessitate this decision. He read his resignation letter to Council
Member Hastings for the Record [Attached]. He indicated his will be away on business and the
next (and last) meeting he will attend is the June 22rd meeting.
Commissioner Sharp said he would be absent for the June 22rd meeting.

Chairman Dahlman adjourned the meeting at 7:50 p.m.
