SUBJECT: PARCEL MAP No. 2005-257 (400 MARINA DRIVE)
FINAL MAP APPROVAL
SUMMARY OF REQUEST:
The final map for Parcel No. 2005-257 has been prepared and reviewed for
conformance with all pertinent requirements. Staff is recommending approval of
the final map.
• BACKGROUND:
The subject development is located at 400 Marina Drive, which is on the
southerly east corner of Marina Drive and Fourth Street.
The site is relatively level and is irregular shape, having approximately 80 feet of
frontage on Fourth Street and 137 feet of frontage on Marina Drive. The right of
way width on Fourth Street is 60 feet and on Marina Drive is 80 feet. The existing
land use is a 10 unit apartment complex. The proposed development will create
four parcels on the approximately 0.31 acres, with a minimum parcel size of
2,937.5 square feet.
At the April 5, 2006 Planning Commission meeting, the tentative map was
approved by Planning Resolution No. 06-2. The developer is Mr. and Mrs. Alan
Schendener, and the engineer is R.C. Gilbert.
As part of the development, new curb, gutter, sidewalk, and drive aprons are
required to be constructed, as necessary, in the street right-of-way. Also, a 15-
foot property line corner radius for roadway purposes as designated on the map
is to be dedicated to the City. All utility services are to be underground and
parkway trees are to be installed. A street light survey is required to determine if
additional lighting is needed.

The final map has been checked for mathematical accuracy, survey analysis, title •
information, compliance with the Subdivision Map Act, and compliance with the
Condition of Approval and applicable Municipal Code provisions.
Since the public works improvements have not been constructed, subdivision
agreements and bonds have been submitted to guarantee their construction.
FINANCIAL IMPACT:
The approval of this map has no fiscal impact on the City beyond the additional
property tax and sales tax this development will generate.
RECOMMENDATION:
It is recommended City Council approve Resolution No._ approving the Final
Parcel Map No. 2005-257, accept the dedication to the City of Seal Beach of the
15-foot property line corner radius for roadway purposes as designated on said
map, and authorize the necessary signatures.

• A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF SEAL
BEACH APPROVING PARCEL MAP NO. 2005-257 ALSO
KNOWN AS 400 MARINA DRIVE
WHEREAS, Parcel Map No. 2005-257 which establishes the residential
development for the subdivision of one (1) existing lot, 0.31 acres in size into four
(4) separate lots, with •a minimum parcel size of 2,937.5 square feet. The subject
lot is located at 400 Marina Drive and has been reviewed by the County of Orange
County Surveyor, and the City of Seal Beach City Surveyor for compliance with all
required Subdivision Map Act requirements, and has been reviewed by the City of
Seal Beach City Engineer, and the City of Seal Beach Director of Development
Services for compliance with all conditions of approval of Tentative Parcel Map No.
2005-257; and
WHEREAS, the owner of the lot being subdivided, Mr. And Mrs. Alan Schendener,
has agreed with the conditions of approval and has requested the approval of
Parcel Map No. 2005-257; and
WHEREAS, the City Engineer is recommending approval of Parcel Map No. 2005-
257.
NOW, THEREFORE BE IT RESOLVED that the City Council of the City of Seal
Beach does hereby approve Parcel Map No. 2005-257.
BE IT FURTHER RESOLVED that the City Clerk is instructed to execute Parcel
Map No. 2005-257 as required and to forward executed Parcel Map No. 2005-
257 to the County of Orange for further processing and recording as required.
• PASSED, APPROVED AND ADOPTED by the City Council of Seal Beach, at a
meeting hereof held on the 11th day of Auoust , 2008 by the following vote:
