MINUTES OF PLANNING COMMISSION MEETING OF OCTOBER 21, 1964
The Seal BeaCh Planning Comndssion met in regular session on
Wednesday, October 21, 1964, in the Council Chamber at City Hall.
Present: Rudy Avila, Ray Boeger, Tom Crowley, S~tter. .Kunkel,
Ed Twining and Secretary John Strattord,
Abs ent : None
The meeting was called to order at 7:40 P.M. by Chairman Boeger.
The minutes ot the meetings ot August 26, 1964. September 2, 1964.
September 9. 1964 and September 16. 1964 were approved as presented.
I. Public Hearing - Shell Oil Co., Use Variance

Shell Oil Co. as authorized.agents ot Jessie Segna requested an
Use Variance to permit modernization of an existing service station
on Lots 41 & 43. Block 208 ot Stanton & Lothian's First Addition.
This property is zoned C-l. The adjoining three lots are owned by
Shell Oil Co. and are zoned c.;.2. Pictures ot the type ot station
planned tor this location were presented and showed the improve-
men tit would make in the area.
Dr. Kunkel moved that the Use Variance be granted as requested
subject to the approval ot the City Council. Mr. Twining seconded
the motion. (Resolution #6)

II. Public Hearing - Amendment tor Sideyard Setback - District I
General discussion held regarding sideyard setback requirements in
the "R" zones in District I. Present requirements were read by
the secretary. Commission decided that R-4 requirements should
remain unchanged.
Dr. Kunkel was excused at 8:00 P.M.
Mr. Avila moved that the Commission recommend to the City Council'
that the sideyard setback requirements in the R-l, R-2, R-3 and.
c-o Zones ot District I be amended to rrlO~ sideyard setback with
a three toot (,3') minimum and a tive toot (,5') maximum tor interior
sideyard" . Mr. - Tw:t ning seconded the motion. (Resolution:/h)

III. Other Business
1. The secretary advised the Commission that the Cit,y ot Seal
Beach has received the contract tor the General Plan study by
Design Associates.

2. Mrs. lola Sauers requested inf'ol'Il1ation on whether a branch
realtors office was allowable as a home occupation in an R-3 zone
and if a realtors sign could be placed in the window. She was
advised that this was not allowable under the ordinance, but that
she could make application for a Use Variance if she so desired.
3. Mr. Jones asked for the present status of any off street parking
study. Advised that the City' Council had been initiating all
parking studies.
There being no further business, the meeting was adjourned at
9:00 P.M.
