MINUTES OF PLANNING COMMISS~ON MEETING OF OCTOBER 19, 1966 Tne Seal Beach Planning Commission met in regular session on Wednesday, October 19, 1966, in the Council Chamber at City RaIl. Present: Absent: Boeger, Crowley, Jones, Lanning, Murphy None The meeting was called to order by Chairman Boeger at 7:30 P.M. Minutes of the meeting of October 5, 1966 were approved as presented. I. Public Hearing - John and Dorothy Nescher, V-12-66 John and Dorothy N~scher, 225 6th St., Seal Beach, requested a Variance for a building to be.constructed at 215 6th St. Legal description of the property is Lot 15 and Nly 1/2 of Lot 13, Block 105, Bay City Tract. The request is'for a variance from minimum land area required per living unit and sideyard setback requirements. No protests were received. Mr. Jones moved that the request be granted. Seconded by Mr. Crowley and passed unanimously. .....:.Resolution No. 88. II. Public Hearing - Jefferson Savings & Loan Ass'n, CP-3-66 . Jefferson Savings and Loan Association, 14545 Victo~y Blvd., Van N~ys, Calif. requested a Conditional Use Permit for an existing building located on Lots 14 and 16, Block 9, Bay City Tract (114 Main St.) in a C-2 Zone. The proposal is for permanent conversion to residential use above the first floor of a buildinR designed and constructed for office use. Mr. Fremont C. Wood, presently owner of th~ adjacent parcel (Lot 18, Block 9, Bay City Tract), is negotiating for purchase of subject property and would ~onsolidate the two properties to provide necessary parking for the residential uses. The area between the two existing buildings can be considered as the commercial loading zone. Utilities at the rear of the properties must be relocated by the owner. The two parcels must be consolidated as one and so recorded with the County Recorder. This Conditional Use Permit will be void if not exerciesed within one year. Mr. Crowley moved to grant the Conditional Use Permit subject to the above conditions. Seconded by Mrs. Lanning and passed unanimously. Resolution No. 89. III. Public Hearing - Charles Murphy, V-l3-66 Charles Murphy, 910 Fathom Ave., Seal Beach, requested a Variance from the rear yard setback for an addition to an existing building located on Lot 359, Tract 18l7. The shape of the lot and the orientation of the original building create exceptional circumstances. The proposed addition would not be detrimental to the neighborhood and zone. No protests were received. . Mr. Murphy moved to grant the Variance as presented. Seconded by Mrs. Lanning and passed unanimously. Resolution No. 90. . e . . IV. Plan REview - W. E. Hillmer, PR-lO-66 W. E. Hillmer, 5625 Sorrento Dr., Long Beach, presented plans for conversion of an existing building located on Lots land 3, Block 108, Bay City Tract (201-203 Main St.) from one commercial use to two commercial uses. Second floor residential use will not change. Eight new on-site parking spaces will be created. Mr. Crowley moved to accept the plans as presented. Seconded by Mr. Jones and passed unanimously. Resolution No. 91. v. Plan Review - Bank of America, PR-11-66 Bank of America, 1335 South Grand Ave., Los Angeles, presented plans to install a tall pole mounted sign on property described as Lots 6 and 8, Block 109, Bay City Tract (208 Main St., Seal Beach). The proposed sign is inconsistent with the v!llage theme being developed along Main St. Approval of such a sign would set a poor precendent for the area. Because of the bank's location, such a sign is unnecessary for identification. Mr. Murphy moved to deny Plan Review Application No. PR-ll-66. Seconded by Mrs. Lanning and passed unanimously.
