The Seal Beach Planning Conunission met in regular session on Wednesday, January 17,
1968, in the Council Chamber at City Hall.
Present:
Absent:
Crowley, Lanning, Murphy, Peters
Boeger
The meeting was called to order by Chairman Crowley at 7:30 P.M.
Minutes of the meeting of December 20, 1967 were approved as presented.
I.. Public Hearing - Arthur M. Berke, V-1-68
Arthur M. Berke, 1562 Golden Rain Rd., Seal Beach, requested a variance to allow
construction of a 5 unit apartment building with the:'upper story encroaching into
the required rear yard setback. Legal description is Lot 29 and SW ~ of Lot 31,
Block 10, Bay City Tract (129 11th St.). Property..has 4-~406..25 square feet,
4,500 required for 5 units. No .objections~"were received.. 'S;imiiat variances
have been granted in the past. Mr. Murphy moved to approve 'as submitted.
Seconded by Mrs. Lanning and passed unanimously by the members present.

II. Public Hearing - Amendment to Ordinance to provide Time Period for Abatement
of Inactive Non-Conforming Uses

Discussion of necessity for subject amendment since p~esent ordinance makes no
provision of abatement of inactive non-conforming uses. Minor changes made in
wording of proposed ordinance. Mr. Murphy moved to approved proposed amendment
as corrected and reconunend its adoption by the City Council. Seconded by Mr.
Peters and passed unanimously by the members present. Resolution No. 199.
III. Other Business
Reconunended ordinance establishing Automotive Service Station Performance
Development Standards referred back to the Co..i88ioa ., the City Council
further study. Discussion of advertising displays and vehicular access.
action continued until next meeting to allow sufficient time for study of
proposal.

Mr. Pike, resident of College Park West, requested clarification on restrictions
on walls on side-street side of corner lots. After discussion, Mrs. Lanning
moved to approve sketch (Standard Detail Z-2) as a proper presentation and
description of the regulations as well as confirming written description.
Seconded by Mr. Murphy and passed "unanimously by the members present. Resolution
No. 200.
No further business, the meeting was adjourned at 9:50 P.M.
