MINUTES OF PLANNING COMMISSION MEETING OF FEBRUARY 21, 1968
The Seal Beach Planning Commission met in regular session Wednesday, February 21,
1968, in the Council Chamber at City Hall.

Boeger, Crowley, Lanning, Murphy, Peters
None
The meeting was called to order by Chairman Crowley at 7:34 p.m.
Minutes of the February 7, 1968 meeting were approved as presented.
I. Public Hearing - Pete Chekouras, V-2-68
Pete Chekouras, 209 Stanford Lane, Seal Beach, requests the interior of an exist-
ing garage. be reduced from 20 feet. to 18 feet 6 inches in width. to allow access
into a new second story above the garage. Legal description is Lot 148, Tract
5847. No objections were received. Applicant stated that adequate room for park-
ing two cars remained and storage space beneath the stairway was sufficient. The
stairway would not run the full length of the garage, and the entrance to the
garage would not berobstruc.ted. Mr. Murphy moved to approve as submitted. Seconded
by Mr. Peters and passed unanimously. Resolution No. 202.
II. Public Hearing - Mr. & Mrs. Julian Tarlton, V-3-68

Mr. & Mrs. Julian Tarlton, 2076 Junipero Avenue, Signal Hill, California, r~quested
a variance to allow the second floor of a new building to cantilever five feet into
the required nine foot rear yard. The parcel, located at 135 - 7th Street. measures
25' x 117.5' and is legally described as Lot 35, Bloc~ 6, Bay City Tract. No'
objections were received. The Commission noted that similar variances have been
granted, and that the plans were in accord with Planning Commission Policy. Mrs.
Lanning moved to approve as presented. Seconded by Mr. Boeger and passed unanimous-
ly. Resolution No. 203!
III. Other Business
The Commissioners discussed the need for increasing the required parking for apart-
ment uses to one and one-half off-street spaces for each bachelor, single or two-
bedroom dwelling unit, and to two off-s.treet spa~es for each three or more bedroom
dwelling units. The staff presented a summary of the parking requirements of other
nearby cities for such residential uses. It was agreed that in addition to ~end-
ing the required parking spaces. a definition of what constitutes a bedroom is
needed and such definition. should be included within the proposed ordinance.. No
action was taken.
Mr. Murphy and Mr. Peters, members of the Planning Commission Bylaws Committee,
reported their study was still in progress.
Mr. Murphy requested, and received permission, to be absent on the March 6, 1968
meeting.
