RESOLUTION NUMBER 1464 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF SEAL BEACH APPROVING CONDITIONAL USE PERMIT 6-87, A REQUEST TO PERMIT THE ADDITION OF A STORAGE ROOM TO A LEGAL, NONCONFORMING RESIDENCE LOCATED IN DISTRICT III (A-112 SURFSIDE AVENUE) THE PLANNING COMMISSION OF THE CITY OF SEAL BEACH DOES HEREBY RESOLVE: WHEREAS, on May 13, 1987, Dean Rasmussen, 490 Easy Street, Simi Valley, California, submitted an application for Conditional Use Permit to the Department of Development Services; and WHEREAS, the applicant is requesting to construct a 411 square foot storage room addition beneath the existing deck and living room of a nonconforming single family residence in Surfside (District III); and WHEREAS, the subject property is described as Lot 112, Block A on a map recorded in Book 4, Page 19, Records and Surveys, Records of Orange County, State of California; and WHEREAS, the subject property contains a single family residence which is nonconforming due to a substandard front yard setback, and inadequate garage width; and WHEREAS, Section 28-506 of the Municipal code provides for structural modifications to nonconforming properties in District III; and WHEREAS, the Planning Commission makes the following findings regarding this application for Conditional Use Permit: 1. No bedrooms or other living quarters are being added. The proposed addition would be used as a storage area. 2. The only rooms being added are bathrooms, storage closets or enlargements of existing rooms. As noted above, the new room proposed is for storage. 3. At least one adequate parking space is provided. The subject property contains a garage measuring approximately 251 x 15' on the interior. These dimensions are more than adequate for a single parking space. 4. Conditional Use Permit 6-87 is compatibJe with surrounding residential land uses, the community in g~neral and the General Plan. The proposed addition will not alter the single family residential character of the property, or of the neighborhood. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal Beach does hereby approve Conditional Use Permit 6-87 subject to the following conditions: 1. Conditional Use Permit 6-87 is approved for the construction of a 411 square foot storage room at A-112 Surfside. , . . Resolution Number 1464 Page 2 2. The proposed addition shall be maintained for storage only, and shall under no circumstances be used as living area. Moreover, a statement to this effect shall be recorded on the title of the property. 3. The number of windows permitted in the storage room addition shall be limited to the two windows on the south elevation. PASSED, APPROVED AND ADOPTED by the Planning Commission of the City of Seal Beach at a meeting thereof held on the 17th day of June, 1987, by the following vote: AYES: NOES: ABSENT: ABSTAIN: Commissioners CovinQton~ Jessner.
