RESOLUTION NUMBER 1458
A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF SEAL BEACH APPROVING VARIANCE 4-87, A
REQUEST TO CONSTRUCT A SOLARIUM ADDITION WITH
LESS THAN THE REQUIRED REAR SETBACK (104 PRINCETON
CIRCLE)
THE PLANNING COMMISSION OF THE CITY OF SEAL BEACH DOES HEREBY
RESOLVE:
WHEREAS,
on March 31, 1987, Russel J.
application for Variance 4-87

WHEREAS, the applicant is requesting to enclose an existing
covered patio to create a 216 square foot solarium with
a rear ~etback of approximately four (4) feet; and

WHEREAS, the subject property is an irregular shaped lot
containing approximately 4,885 square feet; and
WHEREAS, the property is developed with a single family home,
which observes a minimum rear setback of 11 feet; and
WHEREAS, an aluminum patio cover was installed at the rear of
the house, without a building permit, reducing the rear
setback to four feet at the minimum, and seven feet at
the maximum; and
WHEREAS, the enclosure of the patio area to create a solarium
would result in a lot coverage of approximately 40
percent, which is permissible under Section 28-401 of
the Municipal Code; and
WHEREAS, a duly noticed public hearing was held on Wednesday,
May 6, 1987; and
WHEREAS, the Planning Commission makes the following findings:

the City of Seal Beach does hereby approve Variance 4-87.
