(Ord. No. 948.); and WHEREAS, the Planning Commission makes the following findings: 1. Variance 1-87 will not adversely affect the General Plan as the curb cut requested by Variance 1-87 is associated with the development of three dwelling units at 229 4th Street, in conformance with the General Plan and zoning designations for the property. 2. There exist special circumstances related to the shape of the property which deprive' 229 4th Street of the privileges otherwise associated with the RHO zone, namely that the irregular shape of the property and the unusually short rear property line prevent the construction of the parking garages in an open form accessible from the rear alley without foregoing the opportunity to develop on the rear half of the property. ~ I, .. . e Resolution Number 1449 Page 2 3. The granting of Variance 1-87 is not a grant of special privilege as the Planning Commission has approved variances related to providing more efficient parking configurations on irregular lots in the past.
