RESOLUTION NUMBER 1316
A RESOLUTION OF THE SEAL BEACH PLANNING COMMISSION
APPROVING AND RECOMMENDING TO CITY COUNCIL APPROVAL
OF TENTATIVE PARCEL MAP 83-1002
THE PLANNING COMMISSION OF THE CITY OF SEAL BEACH HEREBY RESOLVES:
WHEREAS,
an ap~ljca~ion was duly filed by Joyce Ross, 1109t
Seal Way, for Tentative Parcel Map No. 83-1002; and
the property is described as Lot 27, Block 1, Bay
City Tract and is more commonly known as 127 2nd Street;.
and
WHEREAS,
WHEREAS,
the proposal is to convert an existing duplex into a
two-unit condominium, with a homeowner association
and CC&R1s for the building; and
WHEREAS,
the Planning Commission makes the following findings
regarding the Parcel Map:
1) The site is physically suitable for existing development;
the land is flat and it is located in a developed area
with existing streets, utilities, residences and commercial
activities located adjacent to this site.
2) The site is suitable for the present density of development;
other projects of similar density have been constructed and
are compatible with the area.
3) The design of the subdivision is not likely to cause substantial
environmental damage.
4) The design of the subdivision is not likely to cause serious
public health problems because all necessary utilities and
services presently serve the project.
5) The design of the subdivision will not conflict with" easements,
acquired by the public at large for access through or use of
property within the proposed subdivision because no easements,
acquired by public at large, are located on the project site.
6) The discharge of waste from the subdivision into the existing
community sewer system will not violate existing requirements
prescribed by the local Regional Water Quality Control Board
pursuant to Division 7 of the Water Code.
7) The project is consistent with the City's General Plan.
NOW, THEREFORE BE IT RESOLVED that the Planning Commission does hereby
approve Tentative Parcel Map No. 83-1002 and recommends to City Council
approval of the parcel map subject to the following conditions:
1) Submission of CC&R1s to City Attorney for review and approval
prior to recordation of final map.
2) Install one tree well in parkway strip and plant a street
tree in well to satisfaction of City Engineer.
3) That separate water meters be provided for each condominium
unit per section 26-5 of the muncipal code.
PASSED, APPROVED AND ADOPTED by the Planning Commission of the City of
Seal Beach at a meeting thereof held on the 21st day of Mar~h
